JOB SUMMARY
Responsible for the implementation of strategic direction and ethical leadership of one or more lines of business and/or clients whose markets encompass a global and/or multi-market area. Is responsible for short- and long-term revenue growth and profitability of the assigned market and/or portfolio of clients. Emphasis is on integration of a variety of services and growing market/client share. Guides direct reports in client service orientation and consultative sales as well as the effective, efficient and ethical operation of their respective teams or accounts.
Accountable for driving growth and improving the technology platform to create efficiencies and increase performance. Brings innovation and a drive to challenge the status quo, applying clear strategic thinking. Focuses on results with the ability to drive data-driven decision making.
ESSENTIAL DUTIES AND RESPONSIBILITIES
LEADERSHIP
- Responsible for driving excellence in market execution and results.
- Mentors and inspires for continual development and learning.
- As an Enterprise Executive, seeks opportunities to promote the global interests of VAS on a consistent basis.
- Creates an environment where supporting all CBRE platforms is an objective and is enthusiastically embraced.
- Builds a cohesive, diverse team dedicated to ongoing improvement of service delivery platform and client relationships.
- Leads by example and models behaviors that are consistent with the company’s values.
GROWTH
- Builds a VAS business that is meaningfully larger and more capable of consistently delivering measurably better client outcomes than CBRE, or any competitor, has previously delivered.
- Builds a VAS business that is the market leader in all ACS VAS services in the Americas and sustainably grows its market share in all core services.
STRATEGY
- Develops and delivers the VAS business strategy ensuring alignment to Global VAS agenda and VAS Strategic Objectives/Goals.
- Promotes the VAS strategy ensuring support and engagement from VAS Business Lines. Serves as a custodian and advocate of the CBRE corporate strategy, integrates this fully into the line of business.
- Interprets and drives corporate strategy while tailoring to market uniqueness in the assigned line of business and geography.
- Deeply understands the VAS business and overall business and competitive landscape.
- Builds and executes against a strategic growth plan to include: M&A activity, strategic recruits, producer retention and solution selling platform opportunities.
- Balances the need to be risk aware with a commercial mindset.
PEOPLE
- Deeply understands the talent in the assigned organization and develops leaders who are demonstrably ready to succeed to the most senior roles.
- Continuously ensures that key positions within ACS are held by those with the talent and tenacity to consistently outperform all their counterparts at CBRE’s competitors.

- Works with business line leaders and the People team on the recruitment, development and retention of top talent across the business.
- Drives manager excellence and performance management, talent development and succession planning to develop and maintain a sustainable talent pipeline.
- Works with the People team to optimize the size and shape of assigned organization (including platform, spans and layers) to ensure the organization is fit for the future.
CLIENT AND COMMUNITY
- Leads by example in participating in market-facing activities.
- Ensures teams deliver on Client Care; builds effective relationships with CBRE’s key current and potential client base.
- Consistently improves the profile of the business line.
- Positively promotes the VAS service offering, working collaboratively with peers in other business lines.
- Ensures CBRE is considered best in class in all VAS Business Lines in the Americas and a trusted advisor to clients.
FINANCIAL
- Oversees and drives successful P&L outcomes for the ACS business in the Americas.
- Responsible for delivering the financial goals of the business, including topline revenue, EBITDA, operating margin and market share.
- Delivers VAS budget annually, actively participating in the budgeting process.
- Provides regular reporting at local and regional level.
- Drives productivity improvements and profitability in the Americas.
- Exhibits financial savviness and growth, with demonstrated P&L growth and expansion.
- Evidence of M&A experience, development of new business, or expansion of services that has resulted in significant sustainable growth of P&L.
OPERATIONS AND PLATFORM
- Improves daily/weekly tracking of business performance providing ongoing visibility into billings and receivables, and tracks volumes, pursuits and opportunities that enables ability to manage business proactively.
- Promotes and drives adoption of leading-edge operating platform, including technology and data as they are developed or supported within the company Digital & Technology (D&T) strategy.
- Exhibits passion for technology and leading change. Demonstrated experience with delivering change and innovation through an organization. Sees opportunity in data aggregation, centralization and process improvement.
- Works with VAS D&T and business partners to drive platform development and adoption ensuring the VAS systems enhance CBRE’s professionals’ productivity, reduces delivery time to clients and offers a consistent high-end quality product.

QUALIFICATIONS

EDUCATION AND EXPERIENCE
- Bachelor’s Degree (BA or BS) from four-year college or university required. Master's degree (MA, MS or MBA) preferred.
- A minimum of five (5) years progressively responsible profit and loss business experience, or an equivalent combination of education and experience, sufficient to perform the essential functions of the job.
- Possesses strong experience in managing a large, diverse team.
- Has strong understanding of industry and specific line of business.
- Demonstrates knowledge/capabilities in the areas of financial analysis, business administration, legal, human resources, ethical practices, marketing, business development and consultative sales.
- Fosters a strong service-orientation and an advisory role in client relationships.
- Uses ability to think strategically and to synthesize the most complex business and financial data.
- Utilizes an entrepreneurial approach and develops innovative solutions.
- Prior managerial experience.
- Prior experience in leading company projects, practice groups or other functional roles.
CERTIFICATES AND/OR LICENSES
Any licenses required as appropriate for the business unit. Participation in professional and industry organizations desired.

Excellent written and verbal communications skills. Able to foster a strong service-orientation and an “advisory role” in client relationships. Able to comprehend, analyze and interpret the most complex business documents. Able to motivate and negotiate effectively with key employees, top management and client groups to take desired action. FINANCIAL KNOWLEDGE
Possess advanced financial skills and knowledge to review the complex financial reports prepared by others and to make recommendations to executives that impact division/line of business/company. Proven understanding of corporate financials and budget process and ability to manage discretionary expenses.
REASONING ABILITY
Able to comprehend and solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry environment. Draws upon the analysis of others (human resources, legal, finance/accounting and other shared services groups) to assist in making recommendations that have a direct impact on the company.
OTHER SKILLS AND/OR ABILITIES
A strong entrepreneurial and creative spirit. Some knowledge and understanding of all facets of property and asset management, leasing, brokerage, marketing, and financial reporting. Is flexible and adept at handling multiple priorities and initiatives. Displays excellent organizational skills. Above-average computer skills in Word, Excel and Internet usage. High level of integrity and ethics is critical.
SCOPE OF RESPONSIBILITY
