Job Description
Multifamily Superintendent Key Responsibilities:
- Lead daily on-site construction operations for $50M+ wood-frame multifamily projects.
- Develop and maintain project schedules, ensuring all deadlines are met.
- Coordinate and supervise subcontractors, site personnel, and vendors.
- Enforce strict adherence to safety regulations, including OSHA standards, to maintain a safe job site.
- Conduct regular quality inspections and resolve construction-related issues proactively.
- Collaborate closely with project managers, architects, engineers, and stakeholders to address challenges and optimize project outcomes.
- Monitor and control costs, ensuring resources are utilized effectively.
- Serve as the primary point of contact for on-site operations, fostering strong relationships with clients and partners.
The Successful Applicant
The Multifamily Superintendent Should Have:
- Experience: Minimum of 5-7 years as a Superintendent, specifically in multifamily construction projects of $50M+ with a focus on wood-frame structures.
- Technical Expertise: Strong understanding of wood-frame construction techniques, materials, and systems.
- Leadership: Proven ability to lead diverse teams effectively, with exceptional communication and decision-making skills.
- Knowledge: Familiarity with local building codes and regulations in New Jersey.
- Certifications: OSHA 30 certification required. Additional certifications (e.g., First Aid/CPR) are a plus.
- Tools: Proficient in construction management software (e.g., Procore, PlanGrid) and scheduling tools (e.g., Microsoft Project, Primavera).
- Problem-Solving: Demonstrated ability to resolve conflicts and unexpected issues efficiently.
