Chief Engineer - Facilities engineering

Responsible for all necessary maintenance and operational programs to assure maximum life and reliability of all mechanical systems within the property.
Responsible for general maintenance and operations within HVAC equipment performance, plumbing systems, electrical systems, equipment warranties, and general building maintenance.
Purchasing of parts and supplies required within his area of responsibility and approved budget guidelines.
Administering of necessary inventory control programs and systems to assure maintenance of parts inventory levels, including the keying system and accurate and timely records and issues.
Approval of all tenant working drawings regarding existing M.E.P. modifications and/or add-ons, as well as addressing all tenant questions concerning M.E.P. operations.
Evaluation of tenant compliance with respect to operations and energy provisions of the lease.
Analyzing escalation efficiency and costs for HVAC and excess energy billings.
Coordination of bidding and pricing, recommendation of vendors and issuing purchase orders, while keeping pulse on the efficacy of vendors and contractors.
Work closely with Property Manager in the preparation of the annual budget for utility, repairs, and maintenance account, as well as estimates.
Participation in property visitations and implementation of recommendations.
Ongoing monitoring of engineering management information systems.
Overseeing the hiring of subordinate personnel, as well as conducting orientation, training, and ongoing education programs of all engineering personnel.
Authorization of central plant repairs within expense management procedures, implementing regular maintenance programs to ensure quality operation and equipment life.
Implementation of overall quality control programs for engineering facilities and the conduct of engineering inspections on a regular basis.

Desired Competency, Experience and Skills:

Completion of an Associate's Degree (Bachelor’s Degree is preferred) in an engineering-related curriculum such as Refrigeration or Mechanical Engineering, or comparable trade school certification.
10+ years of experience in building maintenance, facility management, construction management, or related activity, including at least 3 years at a lead or supervisory level.
Class A Commercial Building experience is required.
BOMA SMA designation along with appropriate experience would be considered.
Knowledge of modern management and organization principles, practices, and techniques in budget development and management methods and procedures.
Building, grounds, and facilities repair, renovation, and construction techniques knowledge.
Working knowledge of current materials, methods, tools, and equipment used in journey level building and maintenance trades such as carpentry, electrical, painting, plumbing, HVAC, and personnel management and supervision.
Familiarity with HazMat, ADA, NFPA, OSHA laws and associated federal, state and local regulations.
Ability to effectively supervise and coordinate the work of facility maintenance personnel engaged in the repair, maintenance, and alteration of commercial office facilities.
Maintain accurate material/labor cost records and preparation of required work and labor reports through use of the CMMS System.
This position is 100% in-office. The role requires working in the office during standard business hours. Remote work or telecommuting is not an option for this position.
