Position: Estimator
Department: Construction
Status: Exempt/Salary
Reports to: Director of Pre-Construction
Principal Objective of the Position: This key position will report to the Director of Pre-Construction. Areas of responsibility will include assistance to the Director of Pre-Construction in overall day to day activities of Preconstruction.
QUALIFICATIONS/REQUIREMENTS:
Training/Education
College degree in construction field or equivalent experience
5 years of experience in preconstruction/estimating and personnel management
Strong computer and analytical skills (Microsoft Office, Outlook, Procore, Bluebeam, Estimating, Takeoff software, Revit and AutoCAD knowledge desirable)
Experience working with smartphones, iPads, and tablets
AutoCAD experience is a plus
Ability to work with numerous contractors and sub-contractors in an efficient manner
Experience/Skills
Successful track record with complex construction/estimating projects
Exceptional leadership and communication skills
Successful track record of strategic alliances and relationships with subcontractors
Knowledge of all CSI divisions
Fundamental understanding of other related jobs i.e., project manager, superintendent, labor, etc.
Fundamental understanding of how projects are built / work / function
Strong math skills
Results oriented and solution focused
High degree of accountability
High degree of professionalism/ability to interact with diverse groups to achieve results
Ability to prioritize and meet changing deadlines
Proven record of successful negotiating skills
Big picture and strategic thinking skills
Essential Duties and Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
Assists in the procurement of the engineering and architectural services for individual projects
Work with design/build contractors for individual projects
Provides procurement of Consultant's proposal for individual projects
Assists in the procurement of project front end permits and approvals
Assists Development Operations in coordination of marketing materials for individual projects. i.e. Site plans, Schedules, elevations, renderings, etc.
Assists Development in on-site due diligence activities as requested
Provides day to day coordination of individual projects until turnover to the Construction Operations Group
Assists Construction Operations Group after project turnover
Direct responsibility for budget and estimate preparation on individual projects
Coordinate design/build contractor's and subcontractor's preparation in the budget and estimating process
Oversees the design on individual projects
Assists Director of Construction in overall day to day activities of Preconstruction Group
Assists Director in establishing and monitoring Preconstruction Group goals and action plans
Other duties as assigned
Dress Code: Appropriate attire, including safety equipment, as designated by OSHA and supervisor.
Contacts and Liaisons: The Director of Preconstruction will regularly communicate with all necessary RealAmerica Company employees, outside vendors, tenants, and other individuals as deemed necessary to fulfill the responsibilities of the position.
