Salesforce is seeking a Senior Director, Real Estate Compliance to join our Real Estate Strategy & Operations team. The ideal candidate will have a comprehensive understanding of the entire real estate lifecycle, from strategy to transactions and project design & delivery through ongoing operations and lease and sublease management. This role requires expertise in financial and accounting compliance, procurement, and process efficiencies to drive operational excellence throughout our global portfolio, including in the area of sublease management. The successful candidate will manage the real estate accounting operations team, sublease portfolio management team, and lease administration and operations team, and lead the procurement management process for the Salesforce Real Estate & Workplace Services (REWS) team. This role will partner heavily with our internal REWS teams, our internal Salesforce partners in Strategic Sourcing and Procurement, Corporate Accounting, SEC, and Finance & Strategy teams, and our external partners including third party providers, Landlords, and Subtenants. The successful candidate will have a background in finance, accounting, procurement, commercial property management and/or subtenant management, lease administration, asset management, and at least 10+ years of experience with corporate real estate compliance. The Senior Director, Real Estate Compliance will report to the Sr. Vice President, Real Estate Strategy & Operations. Responsibilities

Partner with key real estate functions including Workplace Services, Project Delivery & Design, Real Estate Strategy & Transactions and others, that combined, make up the Salesforce REWS team. Lead REWS Procurement strategy and operations, teaming closely with and owning the relationship management of the Salesforce Sourcing & Procurement and our REWS teams to drive process efficiency and compliance across our Source-to-Pay process. Oversee team that directly leads sublease portfolio management, leveraging property management best practices to provide a best-in-class program and to mitigate risk, partnering across REWS teams and externally with third party service provider, Landlords, and Subtenants. Oversee asset management of owned Salesforce assets (currently two buildings) in partnership with REWS teams and Salesforce’s third party property management provider. Oversee team that directly leads lease operations and third party provider’s lease administration services to ensure compliance with leases and internal and external requirements, to optimize processes, and to partner proactively with internal and external teams; includes comprehensive billing of rent, OpEx estimates and reconciliations, tenant improvements and allowances, and risk management. Oversee team that directly leads accounting operations & compliance to support REWS teams and act as strategic advisor on budget and operational excellence opportunities. Partner with Salesforce Accounting, Finance, and REWS teams to understand and monitor monthly real estate activity and produce complete and accurate financial reporting and forecasting for real estate activities. Build high-value business partnerships across the Salesforce organization, ask questions to gain a deeper understanding of the business and influence change to efficiently communicate with our internal Salesforce partners outside of REWS. Identify and execute on the implementation of process improvements to automate and scale real estate operations, procurement, and rent processing. Leverage existing data sources to develop dashboard reporting on key metrics that monitor the financial and operational performance of the real estate portfolio and other key functions against budget and industry benchmarks. Implement and amend appropriate policies, procedures, controls, playbooks and monitoring to ensure REWS-wide compliance with applicable internal standards. Ensure compliance with internal controls and policies in connection with new projects, leases, subleases, and contracts. Manage the performance strategy of key vendor partners; providing oversight and review of KPI’s. Be the point of contact for internal and external audits. Requirements: Education, Experience, and Key Skills

Understanding of corporate real estate processes including lease administration, sublease management, property management, accounting operations, and asset management. Deep understanding of procurement operations, with focus on corporate real estate procurement. Demonstrated experience of supporting and driving major initiatives across a diverse, geographically dispersed, multicultural environment while fostering effective relationships across all levels of the organization. Excellent presentation, verbal and written communication skills. Exceptional problem-solving and decision-making skills with a strong general business acumen (finance, accounting, operations) and ability to distill complex issues, develop solutions and implement effective strategies. Ability to develop and communicate financial objectives, inspire and motivate distributed teams and maintain alignment to the business strategies. Outstanding analytical and organizational skills while having attention to detail. Strong interpersonal skills, including the ability to work effectively in a team environment as well as in a leadership role with proven ability to maintain composure under deadline pressure. Ability to think strategically and act in a detailed, hands-on manner while operating in a high impact, results-driven, fast-paced environment. Effectively collaborate across multiple teams (e.g. Finance, Accounting, Sourcing & Procurement) and within the REWS organization. Bachelor's degree in Real Estate, Finance and/or Business Administration related. Lease accounting experience (ASC 842) a plus. 10+ years experience in Corporate Real Estate Asset Management, Lease Administration, Property Management, Accounting, Compliance, Procurement, Finance roles.
