We are looking for an experienced maintenance supervisor to oversee all maintenance needs of the property including appearance, safety, the make-ready process, preventative maintenance, and repair.

How You Will Be Successful:

  • Direct and oversee all aspects of the property’s maintenance function
  • Monitor, prioritize, and complete service requests and maintenance activities ensuring issues are handled to the satisfaction of the residents
  • Monitor daily workload of maintenance team, assisting as needed, to ensure tasks are completed timely and effectively
  • Coordinate, schedule, and complete preventative maintenance on property, buildings, units, appliances and equipment
  • Manage the make ready process by ensuring all repairs, replacements, and clean-up are completed
  • Communicate daily with property office reporting on progress of service requests and make readies
  • Act as the safety steward by addressing hazardous conditions and training staff on safety and protective measures
  • Participate in property inspections with lenders, investors, and senior leadership; resolve issues as needed
  • Maintain an adequate inventory of materials and supplies
  • Exhibit “servant-first” leadership by putting the needs of the team first, providing training and feedback to continually enhance individual and overall performance, and ensuring all necessary resources are available to meet KPIs, improve service quality and exceed resident expectation
  • Review staff performance regularly, communicate expectations, and hold associates accountable through training, mentoring, performance improvement plans, and, as a final resource, corrective action
  • Monitor pool operation daily and maintain the appropriate health department standards
  • Maintain curb appeal by assisting grounds keeping and picking up litter
  • Assist with housekeeping, inspections, and other tasks as assigned by the property manager/maintenance supervisor
  • Maintain positive communications with residents and provide excellent service through courteous and timely response to resident needs and concerns
  • Perform call-back emergency service as required
  • Maintain organization and cleanliness of work areas and maintenance shops
  • Abide by Mills policies and procedures and laws pertaining to Fair Housing, Americans with Disabilities Act, etc.

What You Need:

  • High school diploma or GED; Trade school degree preferred
  • Minimum of five years’ maintenance experience including tile, carpentry, plumbing, electrical, and HVAC repair
  • Previous supervisory experience preferred
  • EPA certification Type I and II, or Universal and CPO certification required
  • CAMT certification preferred but not required
  • Demonstrated leadership and coaching skills with ability to mentor and develop others
  • Proven ability to maintain composure against obstacles; solving problems with keen insight
  • Ability to work a varied schedule including weekends, holidays, and on call
  • Ability to work in extreme environmental conditions (heat, cold, rain, snow, etc.)
  • Valid driver’s license
  • Adept at building relationships and working in a team environment with proven track record of sharing ideas, providing encouragement, building on other’s ideas, giving due appreciation and bringing out the best in others
