Job Title: Director of Property and Risk Management
Salary: $150,000 - $170,000, plus bonuses
Location: Irvine area, CA
Job Summary:
The Director of Property Management is responsible for overseeing and optimizing the value of commercial real estate assets and aviation assets to ensure maximum financial returns. This role includes lease administration, compliance oversight, financial performance reporting, and providing recommendations on property investments. The Director will also assist consultants as needed to manage real estate assets.
Essential Responsibilities:
Oversee day-to-day operations of property management, including loss prevention, risk management, safety, and security of vacant properties, as well as property maintenance and marketing for sales.
Serve as the primary agent to ensure all property management obligations are met and exceeded on assigned properties.
Develop and implement an annual inspection process for all properties and assets.
Manage budgets, conduct operational reviews, and implement corrective actions to enhance division profitability.
Participate in budget development, analyze monthly financial statements, manage cash flow, and assess ROI for property acquisitions and sales.
Oversee lease administration, including compliance with lease clauses, vacancy reporting, landlord obligations, and identifying leasing prospects.
Manage improvements for rentable properties, maintain accurate records of facility conditions, and ensure properties are "show ready."
Coordinate with accounting for revenue collection and documentation per lease terms, and manage vendor contracts and invoices to meet company and ownership standards.
Implement preventive maintenance programs to extend the lifecycle of facilities.
Act as a liaison with clients and internal departments, fostering collaborative working relationships.
Prepare reports on projects, properties, accounts receivable, insurance, budgets, and cash flow during weekly meetings.
Maintain a positive, professional, and client-focused attitude in all interactions.
Oversee administration of aviation assets, including tracking, maintenance, and usage.
Perform additional duties and projects as directed by senior leadership.
Education/Experience:
Bachelor’s Degree in Real Estate, Property Management, or a related field (preferred).
Legal or paralegal experience with contracts is a strong preference.
5+ years of experience in commercial property management/real estate.
3+ years of experience in retail, hospitality, or other customer-facing industries.
Demonstrated expertise in leasing processes and compliance at both local and federal levels.
Proven ability to manage large property portfolios, including capital projects and renovations.
Strong knowledge of building systems, maintenance protocols, and regulatory requirements.
Experience developing and managing budgets.
Leadership experience with the ability to influence and achieve results.
3+ years of experience managing multi-state or nationwide properties (preferred).
Required Skills:
Expertise in supplier identification, bid evaluation, price negotiation, and vendor selection.
Strong negotiation, communication, and project management skills.
Proficiency with Word, Excel, Outlook, and PowerPoint.
Excellent hospitality, teamwork, and interpersonal skills.
Ability to prioritize, multi-task, and manage crisis situations effectively.
Strong analytical and problem-solving abilities.
Clear communication skills and the ability to implement policies and procedures.
