Essential Functions:

  • Ensure the seamless operation and maintenance of all HVAC-related building systems, including mechanical and electrical HVAC controls, temperature systems, and critical environments. Collaborate with both internal staff and external vendors to resolve issues effectively.
  • Develop and implement a comprehensive maintenance plan that aligns with facility objectives, including preventive, corrective, and reliability-focused procedures.
  • Proactively log all complaints, status updates, and follow-up calls into the CMMS database to ensure no details are missed.
  • Respond swiftly to alarms: take immediate corrective actions where possible, or initiate a follow-up process to track the resolution of each alarm. Take full ownership of all alarms occurring during your shift.
  • Oversee and optimize the performance of key systems, including refrigeration, heat exchangers, HVAC, centrifugal chillers, cooling towers, VAV systems, emergency backup systems, and hot water systems. Continuously monitor these systems, make necessary adjustments, and ensure efficient operation across all mechanical and electrical equipment.
  • Demonstrate the ability to troubleshoot and diagnose system malfunctions, take corrective actions, and keep the Chief Engineer informed of all equipment conditions and changes.
  • Regularly check the CMMS system for incoming trouble calls, ensuring timely responses at least once an hour.
  • Perform hands-on installation and repairs for plumbing, piping, tubing, electrical systems, and motors. Support the Site Electrician with wiring, installations, and repairs, including pumps, valves, filters, and hot water systems.
  • Ensure that preventive maintenance tasks are completed on time, with careful planning and a focus on minimal disruption. Complete work orders, maintain a clean work area, and report equipment issues to the Chief Engineer.
  • Adhere to departmental policies on the safe storage, usage, and disposal of hazardous materials, prioritizing safety in all tasks.
  • Maintain and update R&M data on work orders to ensure comprehensive tracking and documentation of all actions.
  • Possess a deep understanding of HVAC building systems and their functionality, contributing expertise to maintenance efforts.
  • Proactively identify and mitigate safety hazards in the building to ensure a safe working environment for all occupants.
  • Serve as a key point of contact for customer interface, ensuring the delivery of quality service and smooth communication.
  • Oversee the planning and execution of major projects, ensuring all are performed in accordance with industry standards and closed out effectively.
  • Manage the activities of contractors within the building, ensuring they comply with safety protocols and operate in a manner that benefits the building's operations and tenants.
  • Maintain detailed records of building rounds, HVAC logs, and associated data sheets to ensure up-to-date operational insights.
  • Ensure all work related to critical facilities, including safe work permits (JHA's, LOTO procedures), is properly communicated and understood by staff, contractors, and tenants.
  • Take on additional responsibilities and tasks as required to support the overall facility operations.

Skills/Qualifications:

  • Associate degree in HVAC or a related discipline, or equivalent hands-on experience.
  • A minimum of 5 years of facility-related experience, including customer service excellence.
  • Proven technical expertise in the maintenance and operation of facility systems, especially HVAC and critical building systems.
  • Certification as a Universal Technician for CFC's (EPA 608 Universal) is required.
  • Strong proficiency with computer applications, including Microsoft Office and CMMS systems.
  • Excellent verbal and written communication skills, with the ability to convey complex information clearly.
  • A strong commitment to customer service, with a track record of delivering high-quality support internally and externally.

Work Experience:

  • At least one year of experience in the BioPharma or Pharmaceutical industry is highly preferred.
  • Shift Schedule - 3rd shift from 10:00 pm - 6:30 am Monday - Friday
