Commercial Property Manager – Retail

A local developer, owner, and operator is seeking a Commercial Property Manager to oversee three Class A retail properties, totaling over 370,000 sq. ft. These properties feature anchor tenants such as Walmart, TJ Maxx, Bartell Drugs, and more.
In this role, you’ll manage the daily operations of these retail properties, focusing on administration, finances, tenant relations, leasing, marketing, and maintenance to meet ownership goals. The portfolio includes locations in Washington and California, with occasional travel to California (1-2 times a year).

Commercial Property Manager Responsibilities:
- Tenant Relations & Leasing: Address tenant concerns, coordinate move-ins/move-outs, maintain positive tenant relationships, and assist with lease administration, documentation, and updates.
- Property Maintenance & Vendor Management: Conduct property inspections, oversee vendor services, ensure contract compliance, and handle bidding, analysis, and vendor selection.
- Financial Management: Prepare budgets, forecasts, financial reports, and CAM reconciliations; manage rent collection, tenant billings, expense reconciliations, and invoice coding.
- Construction Oversight: Coordinate tenant improvement and capital projects, manage contractor schedules, conduct site walkthroughs, and ensure construction meets tenant needs and building standards.
- Marketing & Occupancy: Collaborate with brokers to meet occupancy goals and implement effective property marketing strategies.
- Administrative Duties: Maintain construction and lease files, prepare lease abstracts, and manage updates in systems like Yardi.
Commercial Property Manager Qualifications:
- At least 3 years of commercial retail property management experience.
- Proficient in financial analysis and budgeting.
- Strong customer service and teamwork skills.
- Skilled in reading and interpreting leases and contracts.
- Proficient in MS Word, Excel, and Outlook.
- Excellent communication, organization, and time management abilities.

Compensation: $85,000 - $100,000 + discretionary bonus potential
