This position is located in Herndon, VA. Regular schedule is M-F / 6am until 2:30 pm.
Chief Building Engineer Job Summary:
A working supervisor fills this position to oversee Engineers and/or Maintenance Mechanics. This leader is responsible for operating, maintaining, and repairing boiler and auxiliary boiler room equipment. They will also maintain heating, lighting, ventilating, air conditioning, power refrigeration, building electrical and controls, water treatment, and other mechanical and electrical equipment. This position reports to the Property Manager. COMPENSATION AND BENEFITS:
$49 to $51 per hour depending on experience Medical, dental, vision & life insurance Paid time off 401K, after the initial work probation period Uniforms and Cell phone reimbursement are available at the time of hire Annual bonus program based on performance PRIMARY RESPONSIBILITIES:
Supports the daily operation of all mechanical equipment in the physical plant and building Maintains and repairs building Mechanical, Plumbing, Electrical, Structural, Furniture, Fire, Life Safety, and Control Systems including pneumatics. Monitors operations and maintains refrigeration, water cooling and air conditioning equipment, boilers, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and electrical equipment, changing light bulbs and ballasts Ability to troubleshoot Building Mechanical, Electrical, and Plumbing (MEP) systems with little or no supervision Performs and/or completes all tenant service requests accurately and with minimal tenant disruptions Manage Building Management System (BMS) / Energy Management System Maintains maintenance logs and records Performs preventive maintenance tasks Complies and supports building policies and procedures Leads/Actively participates in emergency response procedures technical and safety training programs Performs all work using the proper safety equipment and in a safe manner Supervises engineering team Oversees service and repair contractors throughout the building Other duties as assigned PERFORMANCE MEASUREMENTS:
Follows and disseminates all safety procedures for self and team No preventable building operational downtime Schedules/Follows maintenance and testing routines High Degree of Tenant Satisfaction Solid Observational Impression of building and mechanical rooms QUALIFICATIONS:
5-10 years' experience maintaining equipment and systems in commercial buildings Demonstrated knowledge of engineering and building systems History of trades education and training High-level experience and skills in operating, troubleshooting, maintaining, installing, and repairing equipment Basic technology skills necessary to manage work order applications on mobile phone and learn to operate Building Automation Systems High School diploma or equivalent, and must be able to communicate effectively in English Occasionally work overtime to perform necessary repairs or maintenance that are necessary to complete during off-hours Must meet the occupation requirements, such as lifting 50 lbs., walking distances, kneeling for 1 hour, and climbing ladders. Must have reliable transportation Must possess a CFC Universal certification Valid DC 3rd Class Steam Engineers License or 1st or 2nd Class MD Stationary Engineers license not required but a plus
