MAINTENANCE MECHANIC
JOB DESCRIPTION
PURPOSE OF THE POSITION
The Maintenance Mechanic is responsible for maintaining public housing units,
residences and buildings on behalf of the West Springfield Housing Authority.
SCOPE
The Maintenance Mechanic reports to the Operations Manager and is
responsible for maintaining public housing units, buildings, and grounds. This
includes maintaining the internal and external structure and ensuring buildings
and grounds are safe. This includes ensuring that all apartments, buildings,
and grounds are maintained in compliance with the Massachusetts State
Sanitary Code.
RESPONSIBILITIES
Maintain public Housing Units, grounds, and buildings to ensure
the units are safe and in adequate condition and compliant with the
Massachusetts State Sanitary Code.
1. PRIMARY JOB FUNCTIONS
Works independently in assigned areas as instructed.
Undertakes repairs of electrical appliances, refrigerators, and stoves.
Performs repair activities on plumbing, carpentry, refrigeration, electrical appliance, roofing, etc.
Perform painting duties of interior and exteriors of buildings.
Performs janitorial duties including general clean-up work around the sites. Janitorial duties may include, but not limited to: the waxing of floors, the cleaning of restrooms and kitchen facilities, and emptying of trash.
Performs lawn maintenance duties to include, but not limited to: snow removal, snow plowing, clearing brush, mowing, weed whipping, trimming of shrubs, etc..
Preforms routine cleaning duties, inside apartments when a resident moves out.
Completes work orders and obtains necessary materials and or supplies to complete assigned work orders.
2. WORK SCHEDULE
Ability to work 40.00 hours per week.
Assists in rotation of on-call duties (nights and weekends) as assigned.
Ability to respond to emergencies as directed by Operations Manager.
3. PERFORM OTHER RELATED DUTIES AS REQUIRED.
KNOWLEDEGE, SKILLS AND ABILITIES
1. KNOWLEDEGE
The incumbent must have proficient knowledge in the following areas:
Knowledge of carpentry, minor plumbing & electrical repairs, landscaping and building maintenance.
Knowledge of safe operation of basic hand and power tools.
Knowledge of heating and ventilation systems.
Knowledge of appliance maintenance.
Knowledge of work place safety and safe lifting and handling procedures.
2. SKILLS
The incumbent must demonstrate the following skills:
Carpentry, plumbing, electrical, landscaping & building maintenance skills.
Excellent mechanical skills.
Ability to operate (POWER) equipment in a safe and responsible manner.
Successful candidate must have a high school diploma or G.E.D.
certificate, be in good general health, possess a valid Massachusetts
driver's license, and satisfactorily pass a wellness physical, be bondable
and CORI (Criminal Offender Record Information) screened successfully.
Salary is based on the Division of Labor and Industries rate. This is a 40-
hour work week with benefits including: health insurance, life insurance
and retirement.
