HCP is seeking a Vice President of Asset Management, working on our Studio Assets. The candidate will be involved in all aspects of asset management, from leasing to property management, development, entitlement, and construction and will work closely with internal and external stakeholders to help optimize the assets and maximize long-term value of some of our critical studio real estate. The ideal candidate will have a relentless work ethic, possess strong technical skills and quantitative reasoning, demonstrate a willingness to self-start and problem solve, and bring a deep passion for asset management, real estate, and operations oversight to the role. The candidate will have demonstrated increasing responsibility overseeing assets and optimizing their value. This highly visible position has tremendous long-term growth potential within HCP. Portfolio Management:

Develop and implement strategic asset management plans for studio properties, aligned with overarching business objectives. Actively monitor property performance, lease negotiations, tenant relations, and financial metrics to optimize revenue growth and operational efficiency. Identify opportunities for value creation through innovative approaches, capital improvements, and repositioning efforts. Lease and Tenant Relations:

Oversee lease negotiations, renewals, and working with our partner, MBS, in developing leasing plans. Collaborate closely with brokerage (where applicable) teams to devise and execute tenant attraction and retention strategies. Address tenant inquiries and concerns, maintaining positive relationships and high occupancy levels. Financial Analysis and Planning:

Develop and analyze complex financial models, budgets, and performance reports for executive decision-making and stakeholder engagement. Interpret property-level financial data, identify trends, and recommend corrective actions as required. Evaluate potential acquisitions, dispositions, and development opportunities to support portfolio growth. Property Development and Entitlement:

Work closely with the internal Development team to drive entitlement, development and construction initiatives, coordinating efforts with cross-functional teams including architects, contractors, and legal professionals. Ensure seamless execution of development projects, aligning with strategic objectives and maintaining and tracking project budgets and timelines. Team Leadership and Collaboration:

Provide guidance to a team of asset managers, property professionals, and specialists. Foster a collaborative and high-performance team environment, promoting effective communication and results-driven culture. Work with our service provider, MBS, in implementing best real estate practices. Lead asset meetings, drive initiatives and support Analysts, Associates and other internal staff. Market Expertise and Strategic Recommendations:

Stay informed about industry trends, market dynamics, and regulatory changes influencing the real estate and studio sectors. Leverage insights to inform strategic decision-making and refine asset management strategies. Salary:

$175-$200k + Bonus QUALIFICATIONS 5+ years of asset management experience with a commercial real estate investment/development firm, major investment bank, hedge fund, private equity firm, asset manager, or similarly focused organizations. Demonstrated experience in overseeing real estate, studios and/or related assets with an emphasis on revenue optimization, cost management, project oversight, and staying on or below budgets and within time frame. Expertise in Excel, ARGUS, Word, PowerPoint, and MRI or similar software. Per the responsibilities of this role, applicants must be able to apply complex formulas to develop and modify financial models and cash flow projections for operating assets and development projects, with complex waterfall distributions. Familiarity with leases, purchase and sales agreements, property management agreements, property listing agreements, partnership agreements, loan documents, construction contracts, consulting agreements, vendor agreements, and intercreditor agreements. Outstanding analytical, quantitative, and problem-solving ability. Strong work ethic; high level of initiative, willingness to self-start, and ask questions; commitment to accurate, high-quality work product; excellent oral and written communication skills; and a passion for real estate. Degree from a four-year accredited university is required, an MBA is preferred. Benefits:
