My client is one of the Midwest's largest and most experienced developers of multifamily projects and is a leader in development, construction and property management. They specialize in both market rate and affordable housing developments, public/private partnerships and mixed-use, urban in-fill developments. The client has completed over $2 billion in development and have an ongoing pipeline of a half-billion in development.

Job Description

The ideal Project Manager will:

  • Prepare and submit budget estimates, progress reports, or cost tracking reports.
  • Interpret and explain plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients.
  • Direct and supervise construction or related workers.
  • Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors.
  • Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems.
  • Plan, organize, or direct activities concerned with the construction or maintenance of structures, facilities, or systems.
  • Study job specifications to determine appropriate construction methods.
  • Inspect or review projects to monitor compliance with building and safety codes or other regulations.
  • Investigate damage, accidents, or delays at construction sites to ensure that proper construction procedures are being followed.
  • Implement new or modified plans in response to delays, bad weather, or construction site emergencies.
  • Develop or implement quality control programs.
  • Requisition supplies or materials to complete construction projects.
  • Determine labor requirements for dispatching workers to construction sites.
  • Contract or oversee craftwork, such as painting or plumbing

The Successful Applicant

The ideal Project Manager will have:
  • Bachelor's Degree in Construction Management, Construction Engineering, Civil Engineering, or a related field preferred
  • 7-10+ years of experience as a Construction Project Manager
  • 3+ years experience leading as head Project Manager
  • Average project size of $10-20 million or higher required
  • Working knowledge of commercial construction technology and details. Candidate must be extremely proficient reviewing and understanding all construction documents including specifications and drawings
  • Excellent communication skills with various parties including management, subcontractors, consultants, architects, vendors, and clients.
  • Multifamily project experience needed
