Position Summary
The Senior Managing Director (SMD) will lead a newly formed Structured Finance Group (SFG), responsible for providing Joint Venture Equity (as an LP or co-GP) and Preferred Equity for multifamily investments across TruAmerica’s investment markets.
This role encompasses raising capital, managing capital relationships, and collaborating with the TruAmerica team to identify, underwrite, close, and manage SFG opportunities. The initial focus will be on Preferred Equity opportunities.
Objective
The ideal SMD candidate will possess meaningful relationships with developers, operators, investment sales brokers, and mortgage brokers, alongside a successful track record in Joint Venture and Preferred Equity multifamily investments.
Core Competencies and Primary Responsibilities
Investor Mindset and Strategic Origination
- Approach origination prudently, targeting investments with the discipline of an investor.
- Leverage existing relationships while actively building new connections for the firm.
Relationship Management and Market Presence
- Maintain strong, active relationships with investors, brokers, operators, and stakeholders.
- Foster a visible market presence by engaging with key industry associations and assuming leadership roles within the real estate sector.
Investment Opportunities and Capital Growth
- Drive investment opportunities across capital growth, joint ventures, and preferred equity initiatives.
- Assist the CEO and CIO in pitching investment opportunities to prospective capital partners.
- Collaborate with the team to secure co-investors when internal capital sources are unavailable.
Transaction Management and Oversight
- Lead, develop, and oversee transaction management teams and processes, including equity due diligence.
- Present opportunities to internal investment committees for evaluation and approval.
Legal Coordination and Documentation
- Coordinate with legal counsel to negotiate partnership agreements, loan documentation, and ancillary documents.
- Oversee the preparation of offering materials for investors in collaboration with legal counsel.
Leadership and Stakeholder Engagement
- Establish a leadership presence in the market to enhance the firm’s reputation and build stakeholder trust.
- Collaborate with internal colleagues to align on strategic investment goals and execution.
Abilities and Qualifications
Qualifications
- Bachelor’s degree from an accredited university in Finance, Real Estate, or a related field.
- A minimum of 20 years of real estate experience, with a proven track record of building and maintaining strong relationships with operating partners and brokers.
- Extensive experience in sourcing, origination, relationship management, deal structuring, and execution of equity and structured debt investments, including acquisitions, development, preferred equity, Opco/Propco, Co-GP, distressed, and structured transactions.
- Comprehensive knowledge of financial models and the ability to direct colleagues on critical metrics.
- Experience coordinating due diligence and negotiating buy- and sell-side transactions.
- A demonstrated ability to balance risk management and value creation through sound investment practices.
- Strong presence and interpersonal skills to command attention during meetings and negotiations.
- Willingness to travel extensively and use networking to reinforce the firm’s brand and platform capabilities.
Physical Demands
- Ability to sit for up to 10 hours per day.
- Ability to move freely around the office for up to 10 hours per day.
- Ability to communicate effectively, both verbally and in writing.
Compensation Range
- Base compensation range: $200,000.00 to $275,000.00.
