Title: Project Superintendent Reports to: Project Manager Department: Operations Location: Various – Travel Expected FLSA position status: Non-Exempt POSITION OVERVIEW: The Project Superintendent is the LEAD person fully responsible for executing the field operations and managing project schedule from award to close-out. It is expected that the Project Superintendent will be responsible for a single project and will be on-site during the entire construction process on the site. The primary outcome for the project superintendent is a successful, as defined below, completion of the field operations for a single project. The Project superintendent models and acts in accordance with MCS’s mission, vision, core values, leadership competencies, and norms. The following key accountabilities ensure the critical success of this position: q 70% Coordinate and be accountable for all day-to-day operations and communication to ensure timely completion of the project and within schedule on-site. · Participate in Post Award and develop a complete understanding of the project including reading the RFP, Project Specifications and Project Drawings. · Understand the project schedule and assist the PM in development of overall project schedule. · Manage the scheduling and coordination of subcontractors and materials and hold accountable for deliverables · Manage assigned crew and if necessary coordinate with other Superintendents on scheduling necessary crew. · Manage project schedule and report to the rest of the project team. · Understand subcontractor scopes, inter-relationships and schedule requirements. · Inspect project daily · Assume overall responsibility for maintaining a clean, safe project site · Schedule inspections and oversight requirements · Compile Daily Field Reports, Daily · Order material and supplies and schedule deliveries · Notify subcontractors and material suppliers in advance to assure materials are delivered and subcontractors arrive on schedule. · Receive, inspect and verify all deliveries in relation to the contract requirements · Check vendors and trade contractors invoices and authorize payment. Submit authorized invoices to the project PM. · Guide and direct field employees, subcontractors and suppliers · Explain and ensure compliance of safety program to all site personnel · Assist subcontractors with tasks, when necessary · Explain quality control standards and ensure their implementation · Ensure project is built to quality standards · Strove for no loss-time incidents or re-work items · Attend Preconstruction meeting · Attend weekly project coordination meetings · Oversee project quality and safety requirements · Prepare and oversee project punch list and final inspections · Project Close-Out Inspection · Post Construction Meeting 15% Measure and monitor all project schedules (Schedule Management) · Understand project budget and schedule · Oversee project schedule and ensure compliance. Report changes to the schedule to PM. · Develop schedule changes to maintain overall schedule · Assist PM to prepare monthly MCS invoice · Identify and timely report Change Orders to PM 5% Client and subcontractor Relationships · Relationship building with Client (goal is to obtain future work opportunities with each client) · Relationship building with subcontractors (goal is to have them recognize MCS as a preferred client.) 5% Personal Development for Advancement . · Interpersonal skills with field team · Negotiation skills · Train Crew assigned to project if necessary · Leadership – take the initiative, delegation · Accountability, take responsibility for project and team performance · Increase personal effectiveness/productivity 5% Team development · Development/mentoring of project team members. Education: · Seven plus years as a project superintendent or similar role Professional Qualifications and Experience: · 5 to 7 Years experience as project superintendent · Contract Language Review and Analysis · OSHA 30-hour and EM385-40 hour safety training · USACE / NAVFAC CQM training Required Knowledge, Skills, and Abilities: · Understand and use Scheduling software · Ability to forecast monthly schedules · Ability to develop estimates for change order work Languages · Fluent in written and spoken English.
