Holladay Ventures is seeking a versatile and proactive Asset Manager to play a pivotal role in optimizing and growing our asset portfolio. The Asset Manager will focus on the operation of the existing Holladay Ventures portfolio of multi-family, affordable housing communities that are located in Nashville, Tennessee. The primary functions of the Asset Manager are to maintain the integrity of Holladay Ventures’ physical assets and maximize the returns from the assets in accordance with Holladay Ventures’ mission, policies and objectives. The Asset Manager has direct oversight of all work performed by a third-party property management firm. The Asset Manager will be a team leader and work well independently and as part of a team; possessing quantitative and analytical skills, advanced computer knowledge, robust problem solving, managerial, organizational, and research skills. Interviews will begin in January Key Responsibilities: Oversight of portfolio performance by ongoing monitoring of the operational, financial, management, regulatory compliance, budgetary compliance and projected investor benefits for all assigned assets - comparing actual asset performance to underwritten expectations in all areas. Maintaining independent relationships with our development partners, lenders, investor clients, third-party management agents and allocating agencies to ensure that all assets continue to meet their investment goals. Ensuring continuing program compliance with all LIHTC and other regulatory requirements. Preparation and presentation of financial analyses and reporting to the Company's management. Manage capital calls and recapitalizations with financial partners Assist in replacement reserve requests and capital needs budgeting for the properties. Performing on-site property inspections to all properties within assigned portfolio, focusing on physical condition, local market conditions, overall property administration and continuing program compliance. Point person with third party management company(s) Oversee required quarterly financial and annual reports, audits, annual certified rent rolls and other submissions to government agencies, project partners, syndicators, lenders and funders according to the sources and uses and regulatory requirements of each project. Maintain project reserve spreadsheet and submit operating and replacement reserves requests as needed to appropriate lender or syndicator according to their protocol. Collaborate with the Accounting Manager to produce annual audits and tax returns for all subsidiary and affiliate entities in a timely manner. Collaborate with CFO and Development on lease-up schedule, cost certification, 1st year tenant files audit and 8609 executions to assure on-time delivery of first year credits and intervene when appropriate. Qualifications: Bachelor’s degree in real estate finance, economics, business, accounting, or related field. Minimum 5 years’ experience in asset management and property management or real estate finance. Experience with or technical knowledge of Section 42 LIHTC, partnership/operating agreements, property management agreements and loan agreements A strong track record of asset management with skills and knowledge of multifamily real estate operations; property management; marketing; leasing; budgeting; financial reporting and compliance with financing covenants or regulatory agreements.
