Reports to:

Community Manager Supervises:

Under the direction of the Community Manager, supervises the onsite Maintenance personnel, which may include maintenance technicians, porters, groundskeepers, and housekeepers. General Functions: Supervises and schedules maintenance activities for the apartment community and maintenance staff. Handles resident relations with tact, diplomacy, and courteous communications. Works with the office team and Community Manager to walk the apartments, schedule make-ready work, and update reports. Maintains community appearance and ensures repairs are scheduled and completed on a timely basis. Participates in daily tours and inspections with Community Manager. Completes daily/weekly maintenance employee schedules in tandem with the Community Manager. Communicates assignments and projects to the maintenance staff and provides immediate instruction and assistance as needed. Periodically checks the work progress of each maintenance employee. Provides input to the Community Manager regarding employee performance evaluations. Assists Community Manager in recruiting and interviewing potential staff members. Responds promptly to resident complaints, concerns, and requests. Enforces company policies and community rules consistently and fairly. Maintenance Supervisors are required to be “on call.” Maintenance & Service: Coordinates, schedules, and responds to resident/management requests for occupied apartments. Uses Service Requests and schedules to establish priorities. Repairs/replaces air conditioning, heating, and electrical systems. Monitors the number of times a specific repair must be repeated and determines course of action with Community Manager. Coordinates and prepares vacant apartments for move-in. Ensures all repairs/replacements necessary for apartments to be ready for move-in are completed. Ensures all trash from apartments is removed before, during, and after make-ready activity. Other Functions: Protects against damage to the asset from inclement weather. Obtains proposals from vendors as needed for projects. Coordinates and schedules appropriate safety and skills training for maintenance employees. Identifies and corrects hazardous community conditions. Coordinates, schedules, and performs preventive maintenance on equipment and buildings. Provides input to Community Manager for the next budget year. Attendance is an essential job function.
