ABM, a leading provider of integrated facility solutions, is looking for a Assistant Chief Engineer.

The Assistant Chief Engineer oversees all activities and staff related to the maintenance and repair of mechanical and electrical systems within a property. The goal is maximum life and reliability of all systems. The Assistant Chief Engineer must be flexible and willing to perform all duties that are assigned, including maintenance and operations of HVAC, mechanical, plumbing, and electrical systems, as well as general building maintenance and inspections.

Pay Range: $79.25/HR

The pay listed is the salary range for this position. An offer will vary based on the applicant's education, experience, skills, abilities, geographic location, and alignment with market data.

Benefit Information: This is a union position and as such will include union benefits in accordance with Local 39 CBA.

Essential Functions:

  1. Supervise the performance and maintenance of all mechanical, electrical and craft services, ensuring operation within design capabilities and achieving proper environmental conditions.
  2. Oversee and supervise the efficient operation of the facility equipment and systems.
  3. Perform requisite daily communication with Building Management on matters relating to the services performed.
  4. Develop operating instructions and procedures for equipment and systems.
  5. Strive toward a goal of zero down-time in operations by virtue of reliable system performance.
  6. Prepare operating budgets relative to the Engineering Department.
  7. Implement and conduct training programs for operating the facility equipment and systems.
  8. Establish and maintain periodic operational testing schedules for critical systems and equipment.
  9. Administer an effective and accountable preventative maintenance system tailored to the facility.
  10. Evaluate all equipment and systems operationally and provide the customer with a list of deficiency items and recommendations for improvement.
  11. Monitor and supervise subcontracted jobs when necessary.
  12. Implement and monitor an effective energy conservation and management program.
  13. Possess the requisite licenses and permits required by local laws and ordinances.
  14. Ensure that the on-site staff conforms to all local laws, codes and regulations.
  15. Establish a program for the acquisition, storage and accountability of all operating materials, tools and equipment.
  16. Develop and maintain a work order system for control and assignment of all services requested by the customer.
  17. Allocate work responsibilities properly among subordinates.
  18. Establish performance standards for each phase of work.
  19. Carry out policies and procedures concerning safety and administrative requirements.
  20. Perform any additional duties as required.

Minimum Requirements:

  1. Minimum of five (5) years' experience in related fields.
  2. 5+ years progressive operations experience preferred.
  3. Prior experience managing operations at a large portfolio of buildings.
  4. Strong knowledge of electrical, UPS, and emergency power systems.
  5. Experience in work planning, scheduling and managing a large group of Stationary Engineers.
  6. Highest-level relevant state/local license for Stationary Engineer and/or HVAC.
  7. High-rise Fire Safety Director, Haz-Mat Certification, Indoor Air Quality Certification, LEED Certification preferred.
  8. Strong oral and written communication skills.
  9. Proficiency with MS Word, Excel, and Outlook.
  10. Computer skills and building automation systems experience required.
