Building and Grounds Maintenance
- Ensure that residence and grounds are in good repair and provide a safe and attractive environment for residents.
- Carry out a preventative maintenance program.
- Inspect the residence and grounds regularly, identifying any areas in need of repair.
- Check daily for any requests for repairs.
- Respond promptly to all requests for repairs or maintenance concerns from residents, family members and staff.
- Assist with setup and cleanup for special events.
- Prepare resident rooms/apartments for new residents.
- Assist with grounds maintenance.
- Assist with other duties as assigned.
- Assist with testing the fire protection systems as required by code.
- Assist with testing resident security systems on a regularly scheduled basis.
- Maintain the HVAC system, ensuring a comfortable temperature in the residence.
- Ensure an effective lighting system in the residence.
- Ensure that plumbing system is in compliance with code and working properly at all times.
- Maintain and organize supply areas.
- Maintain neat and organized storage areas.
- Comply with all codes, OSHA, MSDS, and residence policies and procedures.
- Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, employees, or visitors.
- Ensure proper removal and disposal of trash.
Physical Job Requirements
- To fulfill job requirements, employee must be able to perform key physical task for extended periods of time. Proper body mechanics and safety measures as prescribed by the residence must be used.
- Stand/walk up to eight hours a day
- Sit up to two hours a day
- Frequently support up to 70 pounds
- Frequently lift/carry up to 50 pounds
- Frequently kneel, bend, and reach
- Minimum of one year general maintenance experience
- Possess an understanding of HVAC, plumbing, electrical and mechanical systems
- Desire to work with older adults
