To better support our Finance Department and the anticipated doubling of our portfolio over the next few years, Westcore is looking for a well rounded Financial Analyst.
POSITION SUMMARY
The Financial Analyst position will focus on aspects related to real estate acquisitions, corporate finance, an asset management. They will assist in the underwriting and financial due diligence of acquisition deals, support asset management in the investment analysis of owned assets and provide leadership in the financial forecast of our company. The Analyst will report directly to the Director of FP&A.

The Financial Analyst position will focus on aspects related to real estate acquisitions, corporate finance, an asset management. They will assist in the underwriting and financial due diligence of acquisition deals, support asset management in the investment analysis of owned assets and provide leadership in the financial forecast of our company. The Analyst will report directly to the Director of FP&A.
CORE ROLES & RESPONSIBILITIES:
- Provide financial underwriting for new acquisitions with duties to analyze financial statements, build cash flow models, conduct market research, and analyze investment returns.
- Assist in the writing and preparation of presentations and memos to investment committee.
- Perform various due diligence activities which include reviewing lease documents, comparing historical financials to underwriting, reviewing physical assessment reports, and assisting in providing loan packages to lenders.
- Prepare hold sell analysis of currently owned assets to help drive decision making.
- Produce and present valuations on a quarterly basis using Argus and discounted cash flow models.
- Lead the budgeting and forecasting process by collaborating with all departments and utilizing Yardi and financial models to build property and consolidated projected financials.
- Assist in the preparation of investor reporting and present property level financials and performance to all departments
- Prepare pro forma financials models, including discounted cash flows and IRR calculations
- Update and maintain financial models that track investment performance.
- Provide investment analysis on decisions related to leasing and capital expenditures.
- BA/BS degree in Finance, Real Estate, Economics, Math, or related field
- Graduate degree, CFA, or CPA or working towards it a plus
- 2+ years of commercial real estate, investment management, or financial analysis experience preferred.
- Strong financial modeling skills. Knowledge in real estate accounting and financial statement analysis preferred.
- Basic understanding of real estate agreements including leases, purchase and sale agreements, loan agreements, partnership agreements a plus.
- Proficiency in Argus preferred and Excel required.
