The firm is a family-owned real estate investment, development, and property management firm with over 50 years of experience. The company owns and operates over 700,000 square feet of commercial real estate across multiple states.
Position Overview:
We are seeking a highly motivated, organized individual to fulfill the firm’s role of Property Manager. The Property Manager is responsible for the management of the commercial portfolio and is involved in all aspects of day-to-day operations of the property, to include leasing, tenant relations, contractor management, maintenance and repair, security, landscaping, etc. The Property Manager handles tenant complaints and service requests and must be familiar with the terms of tenant leases. This position will also assist accounting in the preparation of the annual budgets, reporting and financial performance of the property. Responsibilities and Duties Include but not limited to:
Responsible for all lease administration to include: Lease negotiation and preparation, coordination of tenant move-ins and move-out. Manage tenant occupancy including maintenance requests/issues and generating work orders directed to vendors or maintenance staff.
Accurately abstract all property leases.
Ensure that property and lease files (physical and electronic) are properly maintained and kept up to date in accordance with company policy.
Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
Work with President and Controller on collections and default proceedings
Assist Controller in developing operating and capital budgets, track variances, and review CAM reconciliations.
Bid, negotiate, and manage vendor contracts. Verify invoice amounts and information with approved Work Orders or Contracts. Approve all property related invoices and ensure proper coding. Track all bill-backs to tenants and assist accounting with questions related to the property and resolution of vendor issues.
Must have sufficient knowledge of construction to coordinate and oversee all tenant and building construction. Ensuring timely completion of projects within established budget and performed in accordance with building standards, applicable lease provisions and local code enforcement.
Required Qualifications:
5 plus years of proven experience as a Property Manager
Exceptional communication and organizational skills; detail oriented and accurate especially with numbers
Sage Timberline Accounting Software but not required
Microsoft Office Suite (Excel, Word, etc.)
