Job Description
As a Compliance Specialist on the Stabilizations Team at Cirrus, you will ensure properties and staff adhere to regulatory requirements from various agencies, including LIHTC, HUD, HOME, HTF, and state and local jurisdictions. This role involves building strong relationships within the company and with stakeholders while managing compliance tasks such as audits, file reviews, inspections, and property management activities. You will collaborate on compliance correction plans for property acquisitions, existing properties needing support, and vacancies, ensuring policies and procedures are up to date and consistently implemented. Additionally, you will support companywide training programs on compliance, Yardi, and property management topics. While not a supervisory position, this role focuses on training and supporting site staff in compliance practices and effectively communicating with management teams.

Essential Duties and Responsibilities: _
Compliance Oversight
: Implements and monitors compliance across Cirrus properties, ensuring adherence to all regulatory requirements (e.g., LIHTC, HUD, HOME, HTF). Conducts file corrections, audits, and reviews using tools like Secure Systems, SAVE, and State/CA platforms.
Communication
: Reports operational or compliance deviations, develops corrective action plans, and alerts relevant teams about financial risks (e.g., LIHTC violations, payment delays). Maintains workflow tracking and keeps stakeholders updated.
Professionalism
: Meets deadlines, maintains organized records, and communicates clearly with on-site teams and stakeholders. Upholds confidentiality and fosters professional relationships while responding flexibly to additional duties.
Collaboration and Problem-Solving
: Works with cross-functional teams (e.g., property management, finance, legal) to address compliance and property management issues. Develops and executes corrective plans.
Support and Training
: Provides tailored support to teams, guiding them in compliance matters with resources like the 4350.3 and LIHTC guide 8823. Aims to increase team independence through training, setting clear milestones, and escalating issues as needed.
Qualifications: Qualifications
Required Skills:
Capable of communicating clearly and influentially with stakeholders at all levels, both verbally and in writing.
Skilled in developing scopes of work, obtaining proposals, negotiating with vendors, and overseeing project execution.
Efficiently balances multiple competing priorities.
Focused on finding solutions that are as close to optimal for all parties involved.
Understands the importance of details while keeping the big picture in mind.
Considers multiple perspectives, assesses risks, makes decisions, and follows through.

Certificates and Licenses:
Industry certification such as COS, HCCP, CPM, CAM or similar preferred
Education/Experience:
3+ years of experience in affordable housing compliance, property management, or a related field -
Required
3+ years’ auditing files
3+ years’ experience with Yardi’s affordable housing platform, or similar, and Microsoft Office 365 products Associate degree preferred, or equivalent experience.
75% travel to multiple states.
Looking for candidates in the Central, Mountain or Pacific time zones.
