PreConstruction / Estimator

The Estimating/Preconstruction Department is responsible for estimating all projects requested by 3i and continuously estimating on awarded projects in the Preconstruction Phase as well as Construction Phase if needed. The Estimator must be able to handle multiple estimating if needed. The Estimator will also solicit minority subcontractor/supplier participation to meet project requirements and corporate goals. This key member of our team will passionately help promote the development of creative, innovative solutions to construction challenges and enjoy the acquisition of winning profitable work.

 Job Duties Responsibilities:

  • Maintain high standards of professionalism and ethical behavior when representing 3i, ensuring the estimating and precon process through the end of the project runs smoothly for clients and owners.
  • Maintain relationships with clients, subcontractors and architects to capture the needs and expectations of the project.
  • Participate in interviews and presentations
  • Prepare internal quantity take- offs, unit pricing of materials and labor.
  • Prepare qualification and assumptions for the estimate
  • Prepare cost comparisons/reconcile with previous estimates
  • Manage Subcontractor solicitation & selection process
  • Analyze drawings, specifications, proposals, and other documentation to prepare project time, cost, and labor estimates.
  • Perform portions of estimates for multi-discipline projects, including scope determinations and exact quantity surveys.
  • Supervise and train other estimators in your primary area of expertise.
  • Solicit Subcontractor and Vendor quotes and evaluate them for scope and qualifications.
  • Lead meetings with Subcontractors to develop complete scopes and discuss strategy.
  • Perform risk and contract management responsibilities as needed on bids.
  • Aid in developing a strategy to achieve minority participation requirements.
  • Review total estimate to ensure accuracy and completeness prior to formal quotation.
  • Monitor comparison of estimated costs to actual costs.
  • Research and promote continuous improvement in developing more efficient estimating methods.
  • Examine construction sites and observe unusual or challenging conditions.
  • Prepare preliminary schedule
  • Hand-off project to the project team involved in Construction phase
  • Assist with bidding during construction phase if necessary
  • Preparing budgets based on the bid prepared for the accounting department
  • Manage projects if needed.

 Minimum Qualifications:

  • 10+ years of estimating and cost control-related experience.
  • Undergraduate degree in engineering, construction management, or related degree.
  • Field experience is desirable.
  • Demonstrate the ability to either lead or be a part of a team for multiple projects and pursuits at any given time.
  • Knowledge of On-Screen Take-off, Construct Connect, Building Connecting, Microsoft Excel, and Bluebeam Software.
  • Ability to read and interpret construction drawings and specifications.
  • Strong organizational and time management skills with the ability to multi-task.
  • Experience with RS Mean or Gordian Programming
  • Must be detail-oriented, technically sound, and have effective communication skills.
  • Must be familiar with both conceptual, detailed, and self-perform estimating.
