Management JOB SUMMARY Lodging Development and the new-unit growth it generates is one of the principal drivers of Marriott’s EPS growth and earnings multiple. A substantial portion of MI’s unit growth strategy has been achieved through relationships with third-party owner-developers, growing MI’s fee business through franchising and management contracts with unaffiliated owners. This requires a comprehensive understanding of the lodging development process, as well as MI’s franchise contracts and management business models. As a member of Lodging Development professional staff, contributes a high level of specialized knowledge and skill in the market planning discipline area to support department and/or function objectives. Generally, works with considerable independence, developing operating plans and related operational processes for own department in alignment with broader business objectives. The position of Director of Development requires a thorough understanding of the hotel industry, targeted development markets, and the lodging development process through extensive travel and engagement with local owners and franchisees. The Director is responsible for analyzing and evaluating hotel markets to determine the potential for Marriott lodging development including new build and conversion opportunities. As a part of the Development team, the Director supports the Development, Owner & Franchise Services, and Market organizations. Reporting to a Senior Vice President, Lodging Development Marriott Select Brands, the Director will be responsible for reviewing potential markets and site locations, pursuing franchise contracts with third-party owner-developers, with a primary emphasis on identifying new markets and sites for new and current franchisees. The Director of Development will conduct their market analysis and meetings primarily in the field to acquire deep, local market knowledge and relationships. CANDIDATE PROFILE Education and Experience Required: Bachelor's degree required, preferably in a business discipline (e.g., hospitality, finance, accounting, economics, or real estate). Minimum of 2-3 years or equivalent relevant experience in any aspect of real estate or hospitality, including financial analysis, business development, account management, sales and marketing, project management, and hotel brokerage. CORE WORK ACTIVITIES Responsible for managing the initial aspects of hotel development projects, including: Implementing a strategy to identify markets/sites for new and current owners/franchisees to develop Marriott branded hotels and add to their Marriott portfolio. Assisting SVP and Area VPs to establish target markets for new and current owners/franchisees by pre-screening markets and conducting market planning. Traveling to individual markets to build new relationships with hotel owners, identify new market opportunities, and evaluate conversion opportunities. Assisting more senior associates in achieving business results by: Acting in a consultative fashion to implement programs impacting the broader organization. Assisting in the development and communication of broader organizational goals. Achieving results against budget within scope of responsibility. Developing and using systems to organize and keep track of information. Working with others to identify and remove barriers to success. Facilitating the initial operator screens with new owners and operators to evaluate strengths, weaknesses, and areas of opportunity. Managing the application process for new opportunities by working closely with the Project Management team and collecting all required/relevant materials to properly complete the application and Marriott development governance process. Responsible for preserving and/or maximizing financial value to the Company by employing creativity and diligence in identifying the best markets with the best owners for new Select Service and Extended Stay Hotels. Presenting periodic, comprehensive project updates to senior management. Directing the application process from initial intake to submission of application to presentation of project to Marriott governance committee(s) to execution of Franchise Agreement. Serving as a point of contact and managing relationships with all parties until that project is turned over to the VP for that market. Serving as a point of contact and managing relationships with the responsible Franchise Account Executive. Performing other duties as appropriate. Compensation:
The salary range for this position is $117,700 to $178,900 annually. In addition to the annual salary, the position will be eligible to receive an annual bonus and restricted stock units/stock grants. Washington Applicants Only:
Employees will accrue 0.04616 PTO balance for every hour worked and are eligible to receive a minimum of 7 holidays annually.
