Description
Under the direct supervision of the Property Manager, the Maintenance Supervisor will perform or oversee the maintenance, renovation and repair of the grounds, amenities, parking, electrical, plumbing, ventilation and all building systems. The Maintenance Manager is responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. The Maintenance Manager will develop and implement maintenance procedures, system and process protocols, and preventative maintenance programs.
Essential Duties:
Manage and organize the inventory of all maintenance materials to include tools, equipment, and supplies. Look at employing cost effective ways of ordering supplies and explore best value for price. Responsible for stock control and utilization of maintenance materials. Ensures completion of all work orders and keeps Property Manager advised of status of each repair. Respond to all resident maintenance requests within 24 hours. Develop and organize preventative maintenance and safety inspection programs for all facilities and equipment. Develops and executes emergency protocols for fire, hurricane, or other disasters. Establish, maintain and continually update a facilities manual that identifies various protocols and/or standards designated for the facility. Monitors completion of preventive maintenance schedule. Keep accurate records regarding preventive maintenance, work orders, inventories and stock. Assess and perform heating and air conditioning related repairs. Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. Perform light plumbing work such as clearing stoppages, replacing fittings, etc. Replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, and locks. Paint interior / exterior as needed. Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, wallboard repair and finish carpentry. Inspect, perform light repairs, and arrange for contract maintenance on building systems such as boilers, heaters, fire standpipes, fire alarms, emergency generators, etc. Repair concrete, masonry, roof, and fencing when required. Assist in custodial work, including sweeping, mopping, vacuuming, trash removal, cleaning windows, pressure washing etc. in the common areas as necessary. Conduct daily and periodic site and common area inspections to ensure ongoing quality of care and identify necessary repairs. Attempts to minimize the need for outside Vendors or Contractors. Obtains estimates and quotes of materials and equipment needed for repairs and the completion of job tasks. Assist in the selection and supervise contractors providing building services such as window cleaning, trash chute cleaning, landscaping, renovations/repairs and inspect upon completion to insure work is correctly performed, completed in a timely manner and the correct materials are utilized. Assist in the preparation of various contracts, requests for proposals, and reports. Evaluates contract proposals. Reviews and approves vendor invoices to ensure accuracy of figures and facilitate prompt payment to vendors. Supervise vendors providing contract repairs to ensure work is completed in a timely, cost effective, and professional manner. On-call for maintenance emergencies Maintain inventory of all tools and equipment. Maintains professional and courteous communications with residents, vendors, contractors, co-workers. Enforces and adheres to company policies, rules, safety practices and regulations. Other duties as assigned by Property Manager Requirements
Requirements:
High School Diploma or GED Experience in facility maintenance Possess adequate knowledge of plumbing, electrical, carpentry and heating standard practices. Certified Facilities Manager or equivalent certification/HV/AC certification preferred. Knowledgeable and skilled in the safe use of hand tools and small power tools. Must be computer proficient. Must possess neat and orderly work habits. Maintain a valid driver's license. Professional demeanor and solid interpersonal skills. Ability to handle emergency and pressure sensitive situations. Ability to communicate effectively, both verbally and in writing.
Physical Capabilities:
Candidate must be able to lift 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, etc.
