Job Summary

The Maintenance Services position is responsible for the upkeep and maintenance of Homefull properties, buildings, and grounds, and performs highly diversified duties to include but not limited to: repairing flooring, drywall, and appliances; troubleshooting and repairing plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms, etc.), and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep, etc.). The Maintenance Services position is responsible for conducting all job duties in accordance with Homefull policy and all safety protocols, and supports the overall objective of meeting the expectations of Homefull. Maintenance Services job duties include the following:

• Perform maintenance inspections and repairs on vacant and occupied apartments to ensure proper operating conditions and appearance upon move-in and ongoing
• Coordinate and/or assist in painting vacant apartments and occupied units when needed and for annual recertifications
• Change out appliances-install and remove as necessary
• Ensure timely completion of all unit turnovers according to Homefull guidelines or based on the established scope of work for the property
• Respond to emergency after hours maintenance requests (on-call)
• Proficiently prepare properties and ensure compliance for the following potential regulatory inspections
• Repair and maintain any equipment owned by Homefull including proper storage in a secure location
• Maintain all maintenance garages, shops and storage rooms in an orderly fashion and in compliance with safety regulations
• Properly secure all parts, supplies, and property equipment
• Maintain, within the budgetary limits, an inventory of parts to make necessary repairs
• Wear required uniform, if provided, and name badge during work hours
• Provide own small hand tools necessary to perform routine maintenance (when applicable) maintain agency owned equipment in a safe environment
• Perform minor maintenance on equipment and fixtures
• Load, unload, and move heavy, bulky products
• Cleaning and supplying restrooms, and other assigned areas including restocking paper
• Cleaning windows, glass partitions, and mirrors
• Dusting furniture, walls, machines, and equipment
• Performing minor repairs, such as replacing air filters and maintaining HVAC systems
• Following safety policies and procedures, and reporting accidents and incidents
• Removing snow from sidewalks, driveways, and parking areas
• Reports any major maintenance and cleanliness issues to management
• Collects and disposes of trash in the proper manner
• Ensures that the facility is locked after business hours
