Senior Asset Manager

Synergy, a leading Boston commercial real estate firm, seeks a Senior Asset Manager for a portfolio of over 8 million square feet, across 50 properties, composed of commercial office, retail, hospitality, and multi-family properties. The Senior Asset Manager is a results-driven individual who will oversee the performance and oversight of a subset of the firm’s portfolio, comprised of office and multifamily assets located in the Greater Boston market. This role will report to the Executive Vice President, Head of Asset Management.
This individual will be responsible for the investment performance of a mixed portfolio, including the creation, implementation, and execution of business plans including leasing strategy, operating expense projections, and capital improvement programs. The successful candidate will be an experienced investment professional in asset management and leasing with effective communication skills and analytical acumen, with the ability to work independently. This individual will also interact with key external relationships and stakeholders including the firm's joint venture partners and the real estate community, comprised of leasing and capital market brokers, lenders, and other service providers.
Primary Responsibilities
- Create and implement strategic business plans for new and existing assets.
- Review property business plans including annual budgets of income, expenses, and capital improvements, working collaboratively with all vertical disciplines including property management, construction management, leasing, and accounting.
- Responsible for and point of contact in asset level positioning/repositioning strategies and opportunities.
- Review and analyze monthly, quarterly, and annual budget variances, while identifying and recommending corrective action and areas for improvement.
- For specified portfolio, oversee and confirm all monthly, quarterly, and annual mortgage reporting covenants and obligations are met.
- Oversee and assure landlord lease obligations are met, ensuring organized and accurate lease administration and documentation procedures are followed.
- Identify and implement opportunities to increase income and/or reduce operating expenses such as appealing real estate tax assessments, advances in technology, strategic utilization of third-party consultants, managing utility expenses and/or increasing recoveries from tenants or residents.
- Review and approve construction budgets for all major projects, capital expenses, and tenant improvements.
- Make recommendations to investment partnership on major decisions including opportunities to maximize returns including sell/hold analysis and debt strategies.
- Review the monthly financial report completed by property management to ensure compliance with business plans and operating agreement covenants.
- Regular interaction with joint venture partners and investors, including recurring asset and market overviews.
- Assist in the management, guidance, and development of junior team members.
- Develop and implement the leveraging of technology for more effective operations.
- Develop, maintain, and update Argus and Excel based models.
- Perform annual reforecast of assets and quarterly internal valuations.
- Provide analytical support in determining the feasibility or advisability of potential leasing rate changes or incentives on commercial and residential assets, capital projects, and other value-add opportunities.
- Negotiate all lease documents from executed letters of intent to execution.
- Collaborate and assist as needed in capital market transactions including acquisitions, dispositions, and debt financings.

- A minimum of 5 – 7 years in the commercial real estate industry.
- Undergraduate or master’s degree in Finance, Business, or Accounting. CFA or CPA designation a plus.
- Combination of asset management, lease negotiation, property valuation, financial modeling, financial statement, and operating expense variance analysis.
- Transaction experience, including acquisitions, dispositions, and debt financing a plus.
- Strong problem-solving and time management skills with the ability to work independently.
- Ability to form relationships with the brokerage community and third-party vendors.
- Excellent interpersonal, analytical, written, and critical thinking skills.
- Ability to help foster, develop, and manage less experienced asset management team members.
- Strong interpersonal and communication skills.
- High level of integrity, dependability, and required to work in a discrete and confidential manner.
- Ability to negotiate with various counterparties (investors, partners, tenants, lenders, leasing brokers, etc).
- High level of proficiency in MS Office (Excel, Word, PowerPoint, Outlook), Argus, VTS, Teams, and Yardi.
