JOB SUMMARY
The Asset Management Analyst provides critical support in the analysis and management of real estate assets. Responsibilities include assisting with financial analysis, property performance monitoring, budgeting and reforecasting, market research, and ad hoc projects. The Analyst plays a key role in preparing and maintaining financial models (such as NPV, DCF, and IRR), competitive landscape assessments, and various financial and operational reports.

TRAVEL
Occasional out of area and overnight travel may be expected.
MINIMUM REQUIREMENTS
Experience: 1-2 years of experience in real estate, finance, or a related field. Experience in financial modeling and real estate financial analysis is preferred.
Education: Bachelor’s degree in Finance, Business Administration, Real Estate, or a related discipline is required.
Skills: Proficiency in MS Excel and Argus. Strong knowledge of financial statements and modeling techniques.
ADDITIONAL ELIGIBILITY REQUIREMENTS
Possession of a valid driver’s license.
Applicants must be able to pass a pre-employment drug screen.

- Financial Analysis & Modeling: Assist in the preparation of financial models and analyses (e.g., DCF, IRR, NPV), and maintain property-level and portfolio-level Argus models.
- Lease Analysis: Prepare financial analysis of proposed lease transactions using Net Effective Rent, IRR and NPV, while comparing to market conditions.
- Budgeting & Reforecasting: Support the development, review, and analysis of annual property budgets and quarterly reforecasting, including assumptions on leasing, revenue, operating expenses, and capital expenditures.
- Reporting: Prepare and present financial reports, materials, and ad hoc analysis as requested by AVP Asset Management and senior management, including quarterly and monthly reporting of property performance.
- Property & Market Assessment: Conduct property visits, prepare market assessments, and track performance metrics for properties and portfolios.
- Lease Monitoring: Monitor leasing activity using Yardi Deal Manager and coordinate with third party leasing brokers, accounting, marketing, and property management teams for updates.
- Loan Management: Assist in preparing loan reports and coordinating advances from lenders when applicable.
- Ad-Hoc Projects: Provide assistance to asset managers on various assignments and contribute to strategic asset management initiatives.
