Position Overview: The Director - Equity Underwriter (“Director”) will manage joint-venture multifamily investment opportunities throughout the acquisitions process, from proposal letter through due diligence to closing with both the general partner and investor. The Director is responsible for establishing and maintaining high standards of deal quality, integrity, and structure. The Director will maintain and enhance client relationships with general partners and investors through attentive and responsive client servicing. Key Responsibilities: After prospective joint-venture investment opportunities are brought in-house by Originators, Director will review and analyze opportunities, including business plan feasibility, strength of general partner and property manager, financial return, and impact. Work with Originators and Senior Management to establish pricing, structure deal terms, determine investor interest, and to prepare and execute proposal letter. Oversee due diligence process, including detailed financial analysis, market analysis, and review of other information required to evaluate project feasibility. Serve as primary contact for general partners on individual deals to ensure timely, efficient, and thorough processing. Identify and evaluate potential solutions to deal issues through collaboration with Originations, Credit & Underwriting (IV) and Sales (Capital Officers). Serve as primary contact for all cross-departmental deal activity, including legal, tax, engineering, and asset management. Oversee preparation of screening and investment committee packages. Present investment opportunities to Boston Financial Screening Committee. Manage deal closing timelines to meet internal and external expectations. Specifically, outline the path to deal closing, create a schedule to meet general partner timelines and work with Originator, IV, Credit Officer, etc. to meet deal closing and internal deadlines. Director will work with Capital Officer to manage investor closing timeline and deliver materials in a timely manner. Due to the fast-paced nature of the responsibilities for this position, some travel and overtime may be required. Required Skills & Experience: Bachelor’s degree in business, finance, economics, or related field 7+ years experience in the real estate industry 5+ years multifamily underwriting experience, working knowledge of LIHTC/affordable housing a plus Ability to negotiate equity joint-venture partnership documents Advanced analytical skills with the ability to understand complex real estate and financial transaction issues Microsoft Excel and real estate modeling proficiency Able to balance multiple projects, meet deadlines, and communicate effectively with senior management, developers, and investors Strong negotiation and problem-solving skills Ability to work independently while maintaining high productivity Excellent verbal, written, presentation, and organizational skills Boston Financial Investment Management, LP
