About the Role
Triten is seeking a seasoned Asset Manager to oversee a portfolio of Industrial and Industrial Outdoor Storage assets. This individual should be a self-starter who excels in a fast-paced environment involving multiple responsibilities simultaneously. Attention to detail is a must.
The role offers a high degree of autonomy, collaboration with multiple senior professionals, as well as external parties like leasing brokers, vendors, lenders, and investors. The ideal candidate will not only be proficient in the fundamentals of execution—leasing, capital expenditures, and operations—but will also possess a strong understanding of the investment’s financial performance and be willing to “own” the outcome of asset execution.
Key Responsibilities
- Support Portfolio Manager to implement broad ranging platform initiatives. Develop property-level operational strategies and analyze performance, capital projects, and other relevant investor factors impacting asset value.
- Stays up to date on market dynamics through research and relationship development by understanding tenant demands, competitive supply, site usability, rental rates, and growth drivers.
- Participates in pipeline calls to provide feedback on underwriting assumptions, capex plans, and portfolio connections.
- Work with acquisitions team to develop annual business plans and quarterly asset reports by assisting in the preparation/review of property operating and capital budgets. Review lease submittal packages and make recommendations based on evaluating prospective tenant businesses and credit worthiness and perform lease financial analysis.
- Support acquisition process by participating in asset management due diligence including leasing reviews, proforma analysis, service contract review. Assist with the property transition process by working with internal departments.
- Make investment recommendations including leasing, asset upkeep and maintenance, major capital expenditures, rental rates and executing the strategy of the deal while navigating current market conditions.
- Communicate with property management and leasing personnel as well as appraisers, brokers, insurance and real estate tax consultants, and other third-party providers as needed.
- Hire, manage, and interface with third-party property management and leasing teams. Ongoing oversight and management of third-party teams to maximize asset operations, occupancy, and income. Includes attending leasing calls and guiding marketing efforts by brokerage teams. Provide regular leasing updates to Partner/Principal on leasing activity/property management issues.
- Assist in disposition process, hold/sale recommendations to Investment Committee, selection of Investment Sales brokers, coordination with property management / operating partners, and closing. Collect, analyze, and synthesize relevant market reports, lease data, and transaction details for related assets.
- Help facilitate lender compliance with asset specific requirements such as obtaining approvals for lease agreements or significant capital expenditures and coordinating escrow draws. Assist on refinancing activity. Coordinate third-party appraisals and be responsible for quarterly internal property valuations.

Education and Experience:
- Bachelor’s degree or equivalent, focus in Business Administration and/or Finance.
- 7 years of relevant experience.
- 4 years of analytical and modeling experience.
- 3-5 years of direct real estate experience preferred and understanding of investment risk and capital markets preferred.
