Summary:
The Facility Operations Manager will monitor and manage daily operations of the property management and maintenance organizational needs. As the Facility Operations Manager, your primary focus would be promoting a clean and safe work environment within both residential and commercial buildings. The Facility Operations Manager ensures work orders are completed to a high standard while accounting for organizational budgetary needs.
Responsibilities:
Oversees property management and cleaning crew facility staff for locations throughout Brooklyn and Manhattan.
Manages work order ticketing system, including opening, assignment of tickets, and tracking progression.
Manage vendors and vendor RFP bidding process, including COIs, and the completion of work performed by outside contractors as needed.
Schedules routine maintenance, annual inspections, and emergency repairs as needed.
Ensure proper preparations are taken for changing weather conditions.
Keeps up-to-date with all NYC Building Codes as it relates to residential and commercial buildings to ensure compliance.
Completes annual NYC HPD filings for all required properties.
Participate in monthly rent billing meetings.
On-call 24/7 basis to ensure urgent matters for facilities and tenants are promptly resolved.
Performs other duties as assigned.
Requirements:
5+ years of experience in facilities management, required.
Working knowledge of HVAC, Electrical, Plumbing, Fire Safety, and NYC Building Codes.
Proven experience managing budgets, including project, departmental, and facility levels.
Strong communication skills both with internal personnel, clients, and outside vendors.
Physical ability to lift up to 50lbs, ascending/descending ladders.
On-call availability 24/7, for urgent matter resolution.
