Positions Overview: The Acquisitions Associate will be a part of the Acquisitions Team located in the Boston office with exposure to all aspects of the acquisition process including identification of investment opportunities, underwriting, and due diligence on new acquisitions. This position will work closely with senior acquisitions partners in evaluating, underwriting and transacting potential investments. The Associate will be expected to assist in the compilation of white papers on new potential markets to invest in or new product types within markets the firm already invests in. Responsibilities: Prepare sophisticated financial models for underwriting investment opportunities and reporting to the Acquisition team in the viability of potential acquisitions. Prepare detailed investment memoranda for Acquisition Committee presentations. Interface with business, joint venture, development, and operating partners in addition to lenders, lawyers and investment sales/brokerage community. Pro-actively maintain and develop relationships with investment sales/brokerage community, owners, joint venture, development and operating partners. Assist the Acquisition team with all analytical and transactional aspects of an acquisition, including market research, due diligence, financing, structuring, negotiating and closing on new acquisitions. Manage important transaction deadlines and oversee due diligence process with consultants and/or third parties. Work collaboratively with the internal Asset Management team on new acquisitions. Support management in analysis and modeling of ad hoc financial and business scenarios. Mentor and assist in training analysts. Participate and provide market input on quarterly valuations. Travel will be required in the pursuit of market and property due diligence and assisting with the efforts to identify new investment opportunities. Qualifications: Minimum of four to seven years of experience in finance or real estate analytics and operations. Strong academic background, including Undergraduate or Master's degree with an emphasis in real estate or finance. Adept analytical skills and the ability to communicate conclusions clearly and concisely in written and verbal formats. Ability to work with the Acquisitions Team on strategy and the negotiation of contracts and development of operating relationships. Proficient in different financial modeling techniques and structures, including developments, joint ventures and waterfall models. Intellectually curious when evaluating underwriting, operations and development. Demonstrated proficiency in critical thinking and problem solving. Strong attention to detail. Self-motivated and able to spearhead projects in an entrepreneurial environment. Excellent organizational and time management skills with the ability to prioritize and multi-task. Low ego and highly collaborative. Comfortable working in a fast-paced environment with time sensitive deadlines. Highly proficient in ARGUS and Excel. Creative and entrepreneurial spirit.
