The

Leasing Director

will manage the leasing team, oversee their leasing efforts and reporting of such activity. This role will oversee customer service, sales results and assist in the daily management and coordination of all aspects of apartment community operations including leasing apartments, maximizing revenues, achieving occupancy goals, maintaining resident records for corporate and governmental compliance, inspections, and leading the leasing staff. This role will have high exposure to the executive team, which is good for career growth and longevity. As this person is in charge of the whole leasing team, this role will report on weekly and monthly calls to the executive management team so they are looking for someone who can present well and be confident in those settings. This role will report to The Regional Director. This opportunity is with an exciting company with this new mixed use asset that they are really excited about. This role will oversee 3 units (one 92% leased, a second 56% leased and a third 359 unit asset opening end of Jan/beg of Feb). Responsibilities: Leads by example and ensures that all members of the leasing team meet the standards and goals established for the Leasing Associate positions. Must successfully complete Certified Leasing Consultant Program through Leasing University. Conducts enthusiastic tours of the community and apartment homes and follows-up on all traffic and leasing leads to maximize rentals and achieve occupancy goals. Manages phone call and e-mail leads to increase traffic to the community; supervises lead management and follow-up conducted by leasing personnel. Primarily serves as coach and support to ensure success of the leasing team, but may serve as a second closer and conduct leasing activities as needed. Compiles and presents reports regarding leasing activity. Maintains company customer service standards and responds clearly in a timely manner to residents’ needs and concerns. Follows through to ensure resolution. Inspects property, models, amenities and all common areas on a regular basis and reports any repair or replacement needs to Service Team Supervisors and Sr. Property Director. Continuously trains, coaches, and develops the Leasing Associates to achieve maximum growth potential. Conducts one-on-one meetings monthly with each Leasing Associate at their community to review performance results, as well as bi-weekly meetings as needed for those not meeting position requirements. Verifies applications, notifies applicants of approval or denial, and collects deposits and/or fees associated with move-in. Ensures lease packets are created accurately and timely by Associates. Performs weekly competition shops and report market survey results in Market Survey Tools. Performs orientation with new residents including executing all necessary lease documents and issuing keys. Supports with the community functions, including hosting events, and assisting with planning efforts. Supports community marketing campaigns. Requirements: Two or more years of solid sales and/or sales management experience. Experience mentoring other staff members. Ability to read, analyze, interpret and compose contracts, forms and documents. Knowledge of multi-family industry concepts, practices and procedures. Must operate efficiently in a fast dynamic environment and able to manage multiple simultaneous projects requiring frequent communication and prioritization. Valid driver’s license, vehicle registration and vehicle insurance. Required to maintain insurance and driving record in accordance with company policies and company’s insurance carrier. Proficient use and understanding of internet, email and Microsoft Office (Word, Excel, PowerPoint and Outlook) programs. Knowledge of database and real estate property management applications, preferably Real Page. Ability to deal with problems involving several concrete variables in standardized situations. Intermediate to advance level of mathematics and calculator skills. Effectively present information in one-on-one and small group situations to customers, clients and other employees of the organization. Excellent organizational and communication skills, both written and verbal. Routinely uses standard office equipment such as computer, phone.
