Based in Wilmington, NC, we build in subdivisions across Brunswick, New Hanover, Pender, Onslow, Carteret, and Craven counties. We are currently seeking a Purchasing Manager to join our team. Position Overview The Purchasing Manager is responsible for overseeing all purchasing operations, including pricing, new vendor procurement, bid processes, and researching new products and selections. This role also collaborates with divisions to analyze costs for new products and modifications to existing offerings. Key Responsibilities Cost Management & Analysis • Analyze contractor and supplier costs to ensure competitive pricing. • Initiate and manage bid procurement from subcontractors and vendors, performing cost comparisons. • Recommend vendor additions or changes based on cost analysis and performance. Contract Administration • Negotiate and secure new vendor partnerships with input from the Construction and Design Managers. Budget & Cost Control • Create and then review budgets and job costs for accuracy, aiming to minimize errors and variances. • Create, issue, and analyze Field Purchase Orders (FPOs) weekly to identify cost-saving opportunities and improve material takeoffs and Bill of Materials (BOM). • Maintain a cost system for preliminary pricing on new and existing products, including prototype home cost analyses. Product & Vendor Management • Oversee bidding processes for new products to ensure cost-effective selection. • Evaluate and recommend cost-effective construction materials, systems, and details. • Assist in managing promotional and volume discount programs. • Develop pricing strategies for upgrades and options that maximize profitability. Supplier & Subcontractor Relations • Collaborate with Customer Care and Production Managers to ensure timely and efficient service from subcontractors and suppliers. • Address and manage legal issues involving subcontractors and suppliers. Required Skills & Qualifications • Strong negotiation and analytical skills. • Excellent verbal and written communication abilities. • Ability to adapt to changing environments and make independent decisions. • Experience working collaboratively with suppliers and subcontractors. • Familiarity with the Eastern North Carolina market (preferred but not required). • Goal-oriented, deadline-driven, and a team player. Requirements • Residential construction knowledge/experience. • Minimum 2+ years of purchasing experience in residential construction. • Familiarity with regional construction processes. • Proficiency in Microsoft Office (Excel, Outlook, etc.). • Experience in house take-offs and estimating. • College-level coursework preferred.
