Reporting to the Managing Director of Industrial Properties, the

Director of Industrial Facility Services (IFS)

for H-E-B Industrial Properties is responsible for overseeing and leading 24-hour maintenance operations at 7 Campuses, encompassing 72 facilities in support of H-E-B Manufacturing, Warehousing and Transportation Division. Our ideal candidate will be a world class leader with experience leading a multi-site, complex network of facilities providing maintenance support of ammonia refrigeration, steam systems, campus utilities, MEP, HVAC, campus infrastructure, building envelope, life safety, wastewater treatment, and warehouse automation technologies. This leadership role involves ensuring that campus infrastructure and equipment operate efficiently, safely, and in compliance with all regulations, while also minimizing downtime and optimizing performance. The Director will lead a team of Campus Maintenance Leaders, be responsible for creation and management of all facility maintenance budgets & investments and delivery of all maintenance services. Responsibilities of the Role: Leadership Operate with a significant degree of autonomy given the complexity of the role and wide degree of responsibility across the H-E-B network Play a leading role in the development and execution of a unified strategic vision and roadmap for all IFS teams and properties Work closely with Industrial Properties and Human Resources leadership on the evolution of the IFS organization ensuring it is structured to fully support existing operations and planned growth Lead by example, Heart for People – Head for Business – Passion for Results Drive talent development and growth of internal capabilities across IFS Create an inspiring and empowering work culture for IFC Partners to grow and thrive Communicate performance expectations, evaluate performance, provide timely feedback, and coach Partners Build and maintain relationships across all MWT campuses with IFS and operational leadership & Partners Promote consistent and sustainable services across all campuses Build and leverage strong cross functional, cross company relationships Collaboration & Communication Collaborate closely with Industrial Properties groups including Design, Engineering, Construction, PSM, Planning & Operations and Sourcing to deliver comprehensive facility services Collaborate with and leverage key enterprise partners including Warehouse & Manufacturing Operations, Digital, Safety and Compliance to ensure optimal campus & facility support Develop and maintain strong relationships with suppliers, contractors, and external stakeholders Provide regular updates to senior management on maintenance activities, risks, and cost management Collaborate cross-functionally to launch new initiatives, and track and analyze their impact & performance. Operational Excellence – A+ Operations Ensure H-E-B Industrial Facility Services maintains the highest quality operational standards Manage and control a complex budget of $60+M and 10M+ capital plan in excess ensuring cost effective operations Develop and implement comprehensive maintenance strategies & programs for all supported infrastructure, systems, and assets Leverage technology and data analytics to deliver continuous improvement of maintenance operations and reduce inefficiencies. Monitor and report on the performance of the facility’s infrastructure, equipment, and systems Closely monitor and manage 3 rd

party vendor and contractor performance Ensure the campuses comply with all relevant environmental, health, and safety regulations Identify, escalate, and solve issues preventing high levels of service leveraging enterprise partners when needed Procure necessary tools, parts, and materials required for maintenance tasks Position Qualifications: Bachelor’s degree in mechanical engineering, Electrical Engineering, or a related field (or equivalent experience). Experience in multi-site facility leadership roles with hundreds of employees. Ability to balance both the strategic and hands-on requirements of this role with a flexible and collaborative management style Capability of looking at the big picture and finding ways to improve or innovate our operation Highly results oriented with a proven history of driving improvements across safety, quality, compliance, cost, and service metrics. Comfortable leading an industrial maintenance organization with a wide range of technologies, infrastructure and systems supported Advanced knowledge of various equipment within industrial facilities (background knowledge in ammonia refrigeration, and HVAC ideal). Strong financial acumen with experience maintaining a complex budget A highly ethical leader who can be trusted to do the right thing for all stakeholders Ability to excel in a fast-paced environment where change and growth are part of the culture Ability to influence and drive programs and projects in a highly collaborative culture Strong problem-solving skills and attention to detail Willingness to travel to MWT facilities across Texas Highly effective at conveying information to people.
