Primary Responsibilities:Manage the production of, and review and have thorough understanding of all projects related; site plans, surveys, geotechnical reports, Phase 1 & 2 ESA reports, civil drawing, architectural drawings, structural drawings, PEMB drawings, etc.Reporting and tracking of project budget, change orders, draw review, delivery schedule, entitlements, incentives, and deliverables.Oversee the construction of projects to ensure quality, schedule, and a smooth turnover to all retail users as well as any potential buyers of the development if the property/ project is chosen to be sold.Hands on project management for any of the company's various retail development programs:
Re-Development of existing retail or other commercial propertyFree standing Single Tenant Retail StoresMulti-tenant retail centers up to +/- 20,000 SFFree standing Grocery StoresShopping Center Developments anchored by various "Big Box" or "Jr. Box" Retailers
Management of multiple projectsDevelopment and fostering of relationships between company and national/ regional retailer clients.Obtain all necessary property/ project entitlements and construction related permits/ approvals; plus oversee construction.Preparation and on-going administration of Project Activity reports summarizing progress/ schedule as needed to manage each project and to update various HUTTON personnel and its clients.Aid with the preparation, analysis and on-going administration of development's budget/ preform. Including site, building, tenant build-out, architectural, engineering, brokerage commissions, tenant allowance costs, and any other 'Soft' and 'Hard' costs, etc.Review and aid Real Estate Manager with the execution and administration of Land Purchase Agreements, Letters of Intent, lease Agreements with clients/ tenants and other legal documents.Work with Real Estate Managers on development packages for each potential development site (site plan, site investigation report, power point presentation, contract, etc.Communication along with Real Estate Managers, land sellers, governmental agencies, and other parties throughout the development and closing process as necessary to facilitate the development of Company projects.Review construction pay applications and change order requests and punch list.
Position Requirements:Problem solver and ability to perform with sense of urgency.Minimum of 7 years of related experience.Excellent knowledge of real estate contracts & leases, design and construction matters.Ability to work independently or within group dynamic.Attention to detail with intuitive analytical thought processes enabling critical self-evaluation of work product.Technical knowledge of the construction and permitting process. Detail oriented and able to work in a fast-paced environment involving multiple projects.Must be proficient in scheduling with either Microsoft Project or Excel.Familiarity with web-based project management software.Exceptional computer skills, including MS Word, Excel, and Power Point.Travel up to 25-45%, as needed.Requirements
