General Summary
The Loan Originator Assistant (LOA) is a key front-line sales support branch employee with direct communication with Clients and Realtors. The LOA is responsible for assisting with loan files and providing administrative support functions to assigned Originators or managers within the branch. The LOA should project an outgoing personality and can self-motivate toward results This position may also provide an opportunity to become a licensed loan originator, which may include completing additional state licensing requirements.
Duties and Responsibilities
The primary job duties and responsibilities of this position include but are not limited to:
Facilitate the completion of loan applications, coordinate collection of documentation including credit reports, run DU/LP/AUS, prepare loan files for processing, and send closing cost worksheet to borrowersCoordinate discussions between the Loan Originator, referral partners, and clients as a primary contact throughout the lifecycle of the loan process, and arrange meetings to ensure any follow-up actions are completedPromote Envoy's products to Real Estate Agents, Home Buyers, leads, and referral sources while tracking and managing follow upsAssist Loan Processor with putting scenarios together for prospective clients (researching client scenarios with underwriting and investor guidelines)Assist with call backs to prospects that require a phone consult prior to a face to face or virtual meetingAssist in managing a pipeline consisting of conventional, FHA, VA, and USDA loans, along with 203K and reverse mortgage productsRequest and gather relevant information/documents from the borrower to complete the application, its structure and all loan disclosuresFollow up and respond to customer and in-house inquiries on transactions to offer superior customer serviceEnter loan applications into Loan Origination System (LOS) and assign to Originator/LOAReview all loan package paperwork checking for inconsistencies, omissions, and inaccurate income calculations, reporting any errors to the OriginatorCall and obtain conditions from borrowers and Realtors to clear conditions, as necessaryReview documents and entire loan files and work to prevent problems by highlighting deficienciesMonitor the process and communicate effectively with the borrower and all other parties to the transaction on the status of the loanUnderstand and research investor guidelines and stay up to date on program changes that effect the processing or originating of loans in pipelineSubmit complete files to processing based on Investor and/or AUS requirementsCommunicate loan approval by sending pre-approval/commitment letters to all parties involved in transactionResponsible for periodic status calls to all parties involved in transaction (Clients, Realtors, Builder, etc.)Send out correspondence -- Thank you cards, Closing Cost Calculators, etc.Order Appraisals and 3rd party services (VOE, Title, certifications, and related documents to create loan packages for processingCoordinate Closing details with Client -- Final Payment, rate, Cash to Close, etc.Review all closing statements, compare to signed loan estimate worksheet before signings and correct discrepanciesReview create disclosure and re-disclosure packages and deliver to the borrowerDeliver appraisals and/or property valuations to the borrower and document proof of receiptFacilitate timely Closings by working directly with the Title Company and customer to scheduleDevelop complete knowledge of Envoy's products, systems, and competitive advantagesBecome familiar with Envoy's process, policies, and proceduresMaintain regular attendance and able to work in the office Monday-Friday during regular office hours, plus potential overtime, as necessaryGeneral clerical and phone support, as neededOther duties as assignedRequirements
Qualifications
High school diploma or equivalent, Bachelor's degree is preferred2+ years of experience as a LOA/Loan Partner and/or Processor preferredKnowledge of Microsoft Excel, Word and OutlookIn-depth knowledge of mortgage loan products (FHA/VA/CONV/USDA) and knowledge of mortgage processes, procedures, and documentationWorking knowledge / Proficiency in Desktop Underwriter/Desktop Originator (DU/DO), Loan Prospector (LP), and originating systems, Encompass experience preferredExceptional follow-up, time management, interpersonal, and verbal and written communication skillsWillingness to learn, self- motivated, social media savvy and a forward thinkerExcellent customer service skills and working in a team environmentExcellent interpersonal, verbal and written skills are a mustMust be a self-starter who is reliable, detail oriented and the ability to resolve issuesStrong relationship building a must, along with strong written and verbal communication skillsAbility to analyze issues and create effective resolutions, while managing multiple projects at one timeMust have an active, applicable State(s), NMLS licensePhysical Requirements
