Job Overview:
The Project Manager is responsible for all administrative functions, including those of Assistant Project Managers (APM), Project Engineers (PE), and any other office work supporting the project, associated with managing our construction projects. They are responsible for managing the overall project budget and schedule, and ensuring client expectations are met. Work hand in hand with the Project Superintendent, who is responsible for all field operations.
Responsibilities and Expectations:
Strong background in Mechanical or Electrical construction, with ability to read and understand construction drawings, specifications, shop drawings, bid documents, and contracts.
Determine and define scope of work and deliverables for assigned projects.
Actively participate in project estimate reviews, then manage the project budget to meet or exceed goals.
Communicate appropriate budget and hours information to superintendent to hold them accountable for what is in their control.
Forecast and manage project staffing and resource needs.
Attend and/or facilitate job specific meetings.
Become the expert on scope of work for all assigned projects, fully understanding the contract drawings, shop drawings, and manage changes in design.
Manage either in-house or 3rd party detailers.
Experience with design build or design assist contracts is a plus, reviewing design progression and providing feedback that will support cost effective solutions with constructability in mind.
Ensure there is a plan and place for material to arrive on site to support install schedule. Work directly with our shop to ensure information is exchanged timely to support fabrication delivery on schedule.
Responsible for the Request for Information (RFI) process. Work with PE and/or APM to ensure RFI content is clear and concise and meets the needs of the project. Oversee process and help escalate hot RFI's and/or facilitate complicated or dynamic RFIs.
Responsible for submittal process. Establish a submittal schedule at the beginning of the project, ensure submittals are gathered and submitted to meet the project schedule. Ensure staff are trained to review submittals.
Manage the shop drawing detailer as needed, ensuring submittal dates support the project schedule.
Solicit pricing from vendors and/or subcontractors, assess, select, and manage their contract, scope, budget, and schedule.
Strong knowledge of contract negotiations, change management, steel fabrication to erection process, and RFI and submittal process.
Excellent oral and written communication
Use computer programs such as Navisworks, Trimble, Bluebeam, Vista, Microsoft Office Products, Tekla, etc.
Be a team player and support the project team; we wear many hats and do whatever is needed to ensure the project success!
Qualifications:
Bachelor's degree in a constructions/technical field is preferred, 8 years of Mechanical or Electrical construction project experience (Semiconductor, Datacenters, Hospitals, etc.).
Knowledge of all phases of the building construction process including pre-construction through closeout.
Detail oriented with demonstrated ability to lead meetings with customer representatives in attendance is required.
Demonstrated time management skills.
Proficient in Microsoft Office products with some experience in one or more of the following: Navisworks, Trimble, Bluebeam, Vista, Tekla, etc.
Physical Demands:
A Project Manager is required to go on regular field walks, as the project requires. Able to stand and walk for long periods of time outdoors in varying weather conditions. Occasionally required to utilize fall protection harness and work from heights. Must lift 10 pounds frequently and up to 50 pounds on occasion.
