is looking for a Senior Project Manager to manage the construction process on the project. This includes coordinating schedules, budgets, and resources and communicating directly with contractors, designers and owners concerning project cost, staffing, and scheduling. Supervisory responsibilities include, but are not limited to: training and mentoring employees; planning, assigning, delegating and directing work; appraising performance; rewarding and disciplining employees; and resolving employee issues. This position reports to the Senior Project Manager, Project Executive, Operations Manager or other assigned supervisor.Monitors job site safety and takes appropriate action to address and correct deficienciesNegotiates contract with Client/Owner, maintains positive relationships and resolves disputesMaintains communication with Operations ManagerDemonstrates complete understanding and awareness of the contract and the ability to estimate, recognize changes and take appropriate actionAssists in preparing the progress payment and obtaining approvalDevelops cash flow projection with Project Controller and submits to Home Office and Owner (if required)Approves Time and Material ratesCorresponds with Client/Owner/Architect and SubcontractorsMonitors Client/Owner required reports (prepared by Contracts Manager, Scheduler, Document Control)Monitors back charges and logChairs de-scoping meetingsUpdates procurement logApproves final bid packages to sub-contractor listReviews pay application with ownersPrepares and distributes delay notices to owner and architect per contract conditionsNegotiates sub-contractor changesProvides proactive claims protectionTracks and monitors all cost reportsProvides up-to-date input on all project quantities and unitsUpdates all labor and unit projectionMonitors third party work authorizationApproves payments to suppliers and SubcontractorsReviews PCO quotes, negotiates changes and claims protectionMonitors EEO and Affirmative Action programsSettles union jurisdictional disputes in coordination with SuperintendentMaintains Union relationsMakes work assignmentsMonitors schedule and participates in schedule meetingsSubmits Insurance claims to Safety EngineerAttends weekly coordination meetingsMonitors CCIP activities and safety programChairs Architect/Owner/Contractor meetings and generates and distributes accurate minutesDemonstrates knowledge of commonly used concepts, practices, and procedures within a particular fieldDemonstrates advanced knowledge of discipline, construction technology, design, applicable codes, standards, etc., requiredAnalyzes and resolves construction process problems and issues and effectively communicates and interfaces with all levels of personnelRelies on instructions and pre-established guidelines to perform the functions of the jobUtilizes excellent written and oral communications and team skillsPerforms work tasks by receiving direction and then working independently with an interest in quickly learning and applying new skills and abilitiesDemonstrates consistent ability to be dependable, consistent, diligent, and thoroughExercises creativity and resourcefulness in completing tasks accurately in a compressed time framePerforms all other duties as assigned by supervisorEnsure compliance with OSHA regulations to include health, safety, and welfare as appropriateRequirementsBachelor's degree in Engineering Construction Management or a related field is desired; a combination of education and work experience will also be considered in lieu of degreeMinimum of ten (10) years of experience in the field or in a related area requiredWork experience in all disciplines of construction (civil, structural, architectural, electrical, mechanical, and plumbing) preferredExperience with large commercial projects; healthcare, higher education, corporate campuses, justice, science & technology is desired.Proficient with reading and understanding eCMS Cost ReportsCapable of preparing cash flow projectionsCapable of preparing CR-1 report (monthly cost summary and project financial status)Ability to prioritize requests and manage projects to meet target delivery datesPerforms work tasks by receiving direction and then working independently with an interestAble to analyze customer requirements, creating specifications, input to proposalsIntermediate knowledge of Windows Operating Systems; Excel, Word, Outlook, etc.Advanced knowledge of Prolog software.Intermediate knowledge of CAD 2000 or CAD 3-DAdvanced knowledge of scheduling and the use of PrimaveraExpected annual salary range for this job is $170,000 - $200,000 depending on experienceRudolph & Sletten
