Senior Construction Project Manager

Lead and manage the full breath of the construction life cycle from pre-construction and construction completion on ground-up, multi-family affordable housing projects. SPM will lead and manage the execution of SoLa’ standardized construction process and delivery methods by unit and product types within budget, schedule, quality, and end-user experience. Responsible for tactical planning and coordination of third party general contractors in concert with construction activities to ensure timely construction completions and “heads on beds” milestones are achieved with consistency.1,300+ units under construction900+ units permitted and ready to start construction in 2024600+ units to be completed for 2024 occupancy800+ units to be completed for 2025 occupancy1,000+ units to be completed for 2026 occupancy*Salary Range: $160,000-$200,000*ABOUT SOLA IMPACT & MODEL/ZSoLa Impact is a real estate private equity firm with a double bottom line strategy focused on preserving, rehabbing, and building high-quality affordable housing in Black and brown communities. SoLa is Southern California's largest for-profit affordable housing developer and is currently in construction on over 2,000 affordable housing units across Southern California. SoLa currently owns and manages over $1.2 billion of multifamily assets, almost all of which are in low-income, Black and brown communities.SoLa's new venture affiliate is reinventing multifamily housing creation by building the first and only standardized modular housing factory. The new venture platform is a comprehensive manufacturing system designed, engineered, and built to consistently produce a high-quality, low-cost, net-zero ready, and most importantly, standardized, modular housing product. The new venture is a Black-owned and operated business based in Southern California that will deliver between 1,000 – 1,500 modular housing units per year by 2025. the selection and hiring of qualified general contractorsLead and coordinate with all key stakeholders, including the authorities having jurisdiction, utility companies, public works, city and county entities whom issue permits and require approval for completion of projects, to facilitate a streamlined construction from start to completionFacilitate daily/weekly status meetings to refine workflow processes to meet the need for speed and quality.Demonstrate stewardship in executing construction deliveries on budget and on schedule based on SOLA’s “for profit” affordable housing mission.Regularly conduct site visits ensuring GCs are performing per the terms and conditions of the contract documents and track project accuracy and completeness.Take ownership of hard cost budget and schedule, recommend proactive measures to keep to budget and schedule, and stay ahead of issues.Create and share comprehensive schedule and budget control tools, including spreadsheets and other relevant resources, to monitor expenditure and ensure the completion of all critical paths within the specified project timelineProvide weekly and monthly written updates key metrics to critical paths and milestone activities.Foster effective collaboration with various departments, such as Accounting, Purchasing, Leasing, Acquisition, and Development, to ensure seamless integration throughout the project lifecycleCollaborate with Construction Administration and field contractors to monitor construction costs meticulously from project initiation to completionDevelop innovative strategies to reduce expenses, track budgetary expenditures, and minimize construction timelinesProvide guidance, leadership, and mentoring to Project Managers, Assistant Project Managers, and Project Engineers, offering expertise on technical matters and addressing complex project issues that arise during the construction processEDUCATION & EXPERIENCEBachelor’s degree in Construction Management, Architecture or related field;Minimum 10+ years' construction project management experience in the multifamily and/or hospitality industry;Experience managing multiple projectsMust have managed projects sizes in $50m to $200m+Must have managed mixed-use and hi-rise constructionsManaged modular projects, preferredExperience leading value engineering workshopsAudit experience, preferredProject phasing experience requiredUnderstanding of basic multi-family building codes including ASHRAE, Title 24, CalGreen, NFPA, and ADA.Familiarity with plan check and permitting process;SKILLS & ABILITIESMastery of Procore Construction management software, The G Suite of applications, and MS Office Suite including Project/Planner and Visio, P6, Smart PM scheduling application or equalWell-developed time management skills with the ability to manage multiple prioritiesHighly organized, resourceful, proactive, creative, detail-oriented, and critical thinking skills required; willingness adapt and stand in place of a general contractorAbility to exercise discretion and independent judgmentAbility to present information in a concise and easily understood mannerPassionate about our missionSoLa Impact offers a comprehensive benefits package that includes paid vacation, medical, dental, vision, and life insurance, as well as pet insurance, sick leave, 10 paid holidays, and bereavement days.
