Job Description SummaryAs a Regional Asset Manager (Build to Rent) working for Taylor Morrison's Yardly Brand team you will manage and oversee the regional portfolio of properties managed by Taylor Morrison's preferred third-party property management partners. You will be responsible for implementing the Yardly property management best practices playbook with our partners to ensure outstanding execution at each community. You will coordinate lease-up strategies with all Yardly and property management stakeholders overseeing lease-up budgets, working with marketing personnel, and monitoring pricing strategies to achieve timing objectives and position each community to achieve maximum exit valuations if sold.

you will:Implement the Yardly playbook for each property and be a key set of eyes and ears in the field for the Yardly teamDevelop and coordinate regional and national initiatives with our property management partners to ensure consistencyEnsure proper staff training, supervision and follow through is being executed by property management companiesSupervise property management companies with feedback regarding staff performance and developmentSupervise facilities access and security protocols for residents and property management agentsParticipate in the development of resident programs and the development of consumer surveysReview and optimize budgets provided by the property management company seeking efficiencies to limit expenses and maximize net operating incomeProvide creative solutions and ideas that will help differentiate Yardly from competitorsProvide guidance to local third-party property management teams to ensure proper resolution to all complaints and maintain a high-level of resident satisfactionEnsure proper compliance of property management standards with applicable lawsManage the preparation, establishment, and operation of project level legal entitiesDevelop property marketing strategies including search engines and social media in conjunction with Yardly marketing personnel and outside partnersSupervise all contracts entered into by a community and make sure a competitive bid process is being utilizedEnsure proper maintenance, housekeeping and service standards are being executed by management companies that is inclusive of pools, clubhouse and fitness facilitiesCoordinate with appropriate operation teams on community needs or requests and timing of construction activities that impact lease-upManage weekly calls with local Yardly operations teams and property management personnelUnderstand community technology partners and development timelines to ensure residents enjoy all associated benefits without delayMonthly analysis and review of property financial statements with summarized communication of results to senior managementCoordinate with Acquisition, Purchasing and Accounting department on development proformas and forecastsCoordinate with Acquisition Department on due diligence reports for potential acquisitionsResearch local competition and provide rent rate guidance based on underwriting goals and overall company strategyDevelop additional reporting tools as deemed necessary by managementAssist with coordination of completed construction phase property turnovers to the property management company and potential asset sales to potential investor buyersPerform other duties as assignedSound Like You?You might be just who we're looking for if you have...Bachelor's degree in Business or related field or meet the minimum requirement for number of years direct experienceMinimum 5 years of experience in the multi-family housing industry in increasing levels of seniority and managerial oversightLease-Up experience is preferredAbility to anticipate possible obstacles and propose favorable solutionsStrong work ethic and commitment to implementation and executionAbility to travel periodically to view communities in-personConcise writing and public
