Resident Relations CoordinatorRose Valley Management is looking to hire a Resident Relations Coordinator to join our team!BENEFITS OF WORKING AT ROSE VALLEY:Opportunities for monthly commissionsHealth, Dental and Vision InsuranceFlexible Spending AccountHealth Spending AccountCommuter BenefitsGenerous PTO package401K after 1 year of service with a company match100's of discounts on car rentals, hotels, amusement parks, and moreAdditional perks throughout the year including maintenance appreciation month, apartment onsite teams’ day, and many moreDUTIES AND RESPONSIBILITES:Community DevelopmentHelp create a community atmosphere within the propertyImplement creative social activities to develop positive relationships among residentsPromote a positive image of ownership, property, and managing agent to residents and the surrounding communityPromote an effective communications systemEstablish and maintain positive resident relationsEncourage resident participation in the community eventsAssist in maintaining resident referral networksEstablish and maintain an information packet on the local area for newcomersPlanningRecommend policies and procedures to the Community ManagerSend appropriate notes to residents as directed by the budget and Community ManagerPrepare activities according to budget and resident retention needsCoordinate community events with the site staffActively promote community participationPrepare property newsletter (if applicable)Prepare internal and external advertisement for eventsEnsure the quality of marketing and collateral materialsReview all advertising for accuracy and effectivenessNegotiate and recommend contracts for applicable products and services to the Community ManagerAttend scheduled owner’s meetings, staff meetings and resident meetings as requiredPursue educational opportunities to keep abreast of industry issuesCustomer ServiceGive prompt, personal attention and assistance to incoming and current residents encountering housing-related problemsReceive and report service calls promptlyReview outside and intra-company correspondenceAssist in responding to prospective resident complaints as directed by the Community ManagerClose out maintenance work orders and follow-up with residents to ensure satisfactionLease ProcessingComplete lease renewal paperwork in accordance with company policies as neededMaintain use of lease application criteriaPrepare accurate lease packages in a timely manner as neededAssist residents with lease renewal signingAdministrationContact all residents tendering a notice to vacate to ascertain their reason for vacating and attempt to have them rescind their noticeBuilding inspection inspect to ensure safety and qualityPrepare resident/prospect correspondence as neededMaintain general office filesAssist in preparation of weekly reportsAssist Community Manager in completion of special projects as necessaryComplete other duties assigned by supervisory personnelQUALIFICATIONS:High school diploma or equivalent.A current and valid Driver’s License.1-3 years of related experience preferably in residential property management.Positive, friendly, and ambitious attitude with excellent problem solving, listening, and deductive reasoning skills.The ability to multi-task and maintain a professional appearance and demeanor.The ability to communicate professionally, calmly, and effectively with prospects, co-workers, residents, vendors, and corporate staff under high pressure situations.Strong passion for delivering top-notch service to help ensure the highest level of customer satisfaction and retention possible.Excellent written and verbal communication skills are required.The ability to read and interpret documents, write routine reports and correspondence, and speak effectively before groups of residents or employees is needed.Outstanding interpersonal skills are needed.The ability to solve practical problems and employ rational decision-making skills is a must.Working knowledge of the Real Page software strongly preferred.
