ESSENTIAL DUTIES AND RESPONSIBILITIES
Participate in the recruiting, hiring, training, and development of service team members with a particular focus on service managers.
Develop and implement policies and procedures for maintenance best practices with a focus on creating a culture of safety by educating employees on safety standards.
Educate and support service team members in solving complex operational and mechanical problems and handling emergency situations.
Track key performance indicators and maintenance costs by community, hold teams accountable for results and develop insights on ways to improve productivity and reduce costs.
Oversee procurement of portfolio-wide maintenance contracts and cost-saving programs.
Develop and implement a preventative maintenance program.
Manage the execution of mechanical, plumbing and unit turnover-related capital projects with community management teams to ensure delivery on time and on budget.
Perform site inspections to ensure compliance with Elme standards and best practices.
Participate in budgeting and forecasting, making recommendations on maintenance priorities including partnering with the construction team to create 10-year capital plans for assets.
Implement ESG initiatives and other related programs across the portfolio, as needed.
Support the underwriting and due diligence process for new acquisitions.
EDUCATION AND/OR EXPERIENCE
10+ years of experience in multifamily maintenance operations with progressive leadership responsibility including regional oversight of the maintenance.
Experience in managing interior and exterior capital projects including mechanical projects.
Preference for experience in managing assets of different vintages including Class B assets.
Undergraduate degree in Engineering or related field preferred.
CERTIFICATION/LICENSES/REGISTRATIONS
Universal EPA / CFC Certifications.
