Learn more about careers at SFO.Under direction, plans and coordinates general grounds maintenance and maintenance and repair activities on various public buildings, industrial facilities, and public rights of way to achieve optimum efficiency of manpower, time, equipment, and material; performs related duties as required.You are excited about this position because you will:Investigate and evaluate departmental requests for various types of maintenance and repair. This may include on-site inspections of machinery and structures.Prepare cost estimates for maintenance and repair activities and develop and maintain a list of materials and labor costs for recurring maintenance jobs.Plan maintenance and repair schedules for routine and preventive maintenance to ensure uninterrupted operation of systems; Develop, inspect, and survey preventive maintenance procedures as required to adjust to changes in system operations, use patterns and new developments in maintenance and materials technologies.Report difficult maintenance situations to the Facilities Asset Manager and recommend a course of action.Prepare statistical reports on all maintenance and repair activities.Work with shop supervisors and division management to develop meaningful Key Performance Indicators (KPI) to empower the division leadership to manage the workload.May supervise the work of subordinate personnel such as schedulers and clerical staff by planning, assigning, coordinating, and directing work assignments.Maintain and evaluate systems maintenance history records to ensure accurate and timely assessment of equipment and system performance with respect to work performed, frequency of failure and labor and materials costs.Report on corrective maintenance work orders that result from preventive maintenance work orders that were not accomplished and cause equipment to breakdown.Check for repeated work orders being perform with the same issues reported.Assist in planning, configuration, testing, and implementation of new Computerized Maintenance Management System (CMMS) requirements.Maintain inspection, testing and maintenance records as necessary for safety or compliance purposes and store all safety related inspection certificates in CMMS.Create new work orders and job plans.Review and report progress on work orders or special projects.Report problems and roadblocks to management for remediation.Classify assets and locations in the Computerized Maintenance Management System (CMMS).Design and implement new maintenance programs under the direction of the Facilities Asset Manager.Make minimum staffing level recommendations to satisfy anticipated labor requirements for new construction.Analyze work orders by size, urgency, skill set, location, complexity, and available manpower; and assist operations teams by issuing work orders in a sequential flow to individual technicians or work teams.Coordinate the engagement and direction of appropriate subcontractors or other City/County Department, such as Department of Public Works (DPW).Work closely with shops to stage materials, permits, subcontractors, tools, and other resources necessary to accomplish the work in the most productive manner possible.Work with shop supervisors to use resources scheduler function to assign WOs to line staff based on their work pattern.Provide regular statistical reporting to the shop supervisors and management team related to productivity, project progress and materials usage.Using guidelines set by management, develop, implement, and manage preventive maintenance and life cycle optimization strategies.Document any workflow change.Prepare user guide and conduct training to CMMS users of all levels.Other duties will be assigned as understanding of system and processes develop.Qualifications

1. Three (3) years of verifiable experience in one of the following areas:a) as a maintenance estimator and/or scheduler or equivalent in facilities (building utilities, related structures and equipment) maintenance;b) as a maintenance planner for construction or facilities/equipment maintenance;c) as a supervisor of journey-level workers in a construction or facilities/equipment maintenance-related field; OR2. Four (4) years of verifiable journey-level experience in a construction or facilities/equipment maintenance-related field; OR3. Completion of a minimum four (4) year Building and Trades certified apprenticeship program AND two (2) years journey level of experience in a construction or facilities/equipment maintenance (a copy of apprenticeship certificate must be submitted with application)Minimum Qualifications Notes:For minimum qualifications #1, #2 and #3 listed above, the experience must include one (1) year using a Computerized Maintenance Management System (CMMS) program.LICENSE AND CERTIFICATIONPossession of a valid California driver's license.Desirable Qualifications:Excellent oral and written communication skills.High level of proficiency in the use of Mainsaver, Infor, Maximo, or another Computerized Maintenance Management System (CMMS) to plan and schedule maintenance activities for various trades.Ability to adapt to change and work effectively in a team environment.Ability to thrive in a fast-paced, energetic, multi-tasking, and often stressful environment.Excellent critical thinking, problem-solving, and organizational skills.Proficient in the use of Microsoft Office Suite, especially Word and Excel.Ability to work with minimal supervision.
