Join us and make an impact today!POSITION PURPOSE:The VP, Debt Transactions will manage debt financing activity for the diverse portfolio of real estate and infrastructure investments which CIM owns and operates. Together with the Principal, Capital Markets, this role helps to plan and execute the firm’s loan borrowing process, including assisting in the development and maintenance of lender relationships, negotiating debt financing terms sheets, managing the negotiation and execution of loan docs, and working with lenders post-closing to ensure alignment of business and investment goals. This role will support execution of the firm’s debt strategy and end-to-end management of loans on the borrower side.RESPONSIBILITIESManage and execute financing for acquisitions, refinancings and other transactions across CIM’s broad portfolio of real estate and infrastructure assets.Secure third-party debt for CIM’s investments that aligns with CIM’s financing strategy and investment priorities, and maintain lender relationships.Manage analysis, due diligence and closing of debt financing transactions to support CIM’s various investment vehicles.Review and proactively identify and recommend debt strategy opportunities for various investment vehicles, in partnership with the head of Capital Markets and each vehicle’s Portfolio Oversight.Monitor the debt capital markets and assist as needed in adjustments to debt underwriting utilized by Investments teams.Negotiate loan documentation, loan applications and term sheets in conjunction with Capital Markets, Investments, Portfolio Management and in-house or outside counsel.Conduct bid process and negotiate loan agreements and key terms.Coordinate and execute derivative documents in conjunction with Capital Markets, Investments, third party advisors and in-house or outside counsel.Monitor existing debt to determine the most efficient cost of capital.Oversee internal management of loan database systems to ensure firm has complete picture of loan portfolio.Other essential duties, as assigned.EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)Bachelor’s degree in Finance, Accounting, Economics or related fieldCFA or MBA strongly preferred10+ years’ experience in real estate and/or infrastructure debt capital markets, debt financing advisory, and/or loan asset management, with demonstrable increase in responsibility over timeConstruction loan experience strongly preferredExisting lender, financing broker and investment banking relationships strongly preferredAbility to read, analyze and interpret complex documents including legal contracts, term sheets and leasesWhat CIM offersCIM offers an enriched benefits program as well as a wide range of resources for eligible employees to thrive both inside and outside of work. The start of the salary range is typically associated with the minimum experience required.At CIM, base pay is one part of the total compensation package. This role is eligible for bonus pay in addition to base salary.
