Construction Loan Manager Job Description
Responsible for assisting Construction Managing Director with day to day duties within all functions of the construction lending process, which include a variety of analytical and customer service related tasks: overseeing the residential and commercial construction loan activity from origination through closing within the construction department through interface with RM’s, borrowers, contractors, insurance specialists, funds management companies, legal, and internal departments. This position requires familiarity with the construction process, loan origination, budget analysis, credit analysis, the ability to understand title reports, budget components, architect plans, escrow, loan closing and all functions of the loan process devoted to serving and assisting a high net-worth client base. The position acts as a liaison between the Construction Managing Director and Private Banking Officers, Credit Approvers, Loan Specialists, Loan Servicing, third party vendors.Responsibilities
Work with Managing Director to structure, analyze, and underwrite residential and commercial construction and term loans.Assess debt service capacity and cash flow for bank’s largest and most complex borrower relationships by conducting global cash flow analyses and property cash flow analysis.Analysis of personal and business tax returns to include K1 spreads.Knowledge of construction drawings, mathematical analysis of building and site area calculations, budget analysis, and loan amount estimating with sources and uses.Successfully demonstrate a thorough understanding of all core First Republic Bank functions including lending/credit, deposit operations, business banking, trust, investments, marketing, and information technology.Market sales and rent analysis.Support the loan process:
Send loan applications and gather documents.Preparation of pre-approval and commitment letters.Ensure loans are properly boarded and disclosures sent.Interact with clients to obtain complete loan application packages.Interact with ELC to ensure proper loan underwriting and pricing.Support Managing Director to present loans to Executive Loan Committee and Senior Credit Committee for review and approval.Work with Processing, Executive Loan Committee, Closing and Funding to satisfy loan conditions for approval and closing.Follow up with new leads. Provide loan information to potential new residential and commercial construction clients and determine feasibility of potential construction loan.Knowledge base of construction process, inspection of in process work, disbursement methodology and overall loan integration into the process.Cover job duties for Managing Director to ensure work flow and loan closing during Director’s absence.Provide excellent customer service:
Follow-up with clients to ensure loan files proceed in timely fashion.Respond to client inquiries.Support Construction Managing Director.Work with Preferred Bankers to ensure deposit accounts are opened and maintained and loan payments are processed.Provide loan information to potential new residential and commercial construction clients and determine feasibility of potential construction loan.Follow up with delinquent clients.Assist with special marketing projects:
Create and order marketing materials supplies and packages.Coordinate distribution of marketing mailers.Attend meetings when necessary.Participate in the development of department policies and/or procedures and assist with client specific projects as assigned.Skills, Knowledge and Abilities:
Excellent oral and written communication skills as well as analytical, mathematical, and reasoning skills.Strong interpersonal and computer skills.Exceptional customer service orientation.Ability to pay close attention to detail and accuracy.Strong organizational and Microsoft Office skills to include Word and Excel.Furthers Bank culture and values.The qualified individual must be hard working, willing to work extra hours as necessary, and able to thrive in a fast paced environment.An undergraduate degree required with emphasis in Finance or Business to ensure proficiency with interpretation of financial statements, financial trends and, global cash flow analysis.Minimum 3 years customer service experience with an emphasis on building customer relationships and providing excellent customer service.Minimum 3 years of experience in commercial and residential real estate credit analysis.Must have experience with the following types of commercial real estate:Multi-FamilyOfficeRetailIndustrialProficient with all financial statements (Balance Sheet, Income Statement and Cash Flow Statement).Demonstrated ability to develop and maintain positive working relationships with contacts across lines of business / clients.
