Associate Portfolio Management

BKM Capital Partners is a growing firm looking for driven entrepreneurial professionals whom are passionate about their work. Located in our Newport Beach, CA office, the Associate, Portfolio Management will play an integral role by supporting the Portfolio Management team in financial analysis, tracking and reporting on the company’s owned multi-tenant light industrial real estate assets. The Associate, Portfolio Management will report to the Director, Portfolio Management and will primarily provide support on all analytic and strategic aspects of BKM Industrial Value Funds. This role is 100% in-office due to the collaborative nature of this role.

Essential Functions: **
Financial Analysis
Prepare and maintain property and portfolio level financial valuation models using ARGUS Enterprise and Excel based on information drawn from various sources.
Analyze and interpret property level information including historical operating statements, operating expense recovery structures, budgets, leases, and loan agreements.
Understand critical and core property level financial/operating issues and be able to articulate variances from budget to management.
Review third party reports, budgets, processes, and contracts.
Train others in the use of Excel and Argus Enterprise, as necessary.
Financial Reporting
Prepare monthly and quarterly financial reports to be reviewed by senior management.
Prepare quarterly updates to asset-level valuation models (ASE models).
Assist the asset management team in tracking and coordinating monthly and quarterly tenant obligations, including but not limited to timely payment of rent, real estate taxes, and insurance renewals.
Communicate analysis results to senior management in a concise, actionable format.
Market Research
Gather industry-standard market research and stay current on industry trends. Maintain thorough market awareness in targeted markets through direct research and review of third-party research.
Transaction Execution
Acquisitions
Assist in the onboarding of new assets from the Acquisitions group into Asset and Portfolio Management.
Create new valuation models and management reporting templates for newly acquired assets.
Disposition
Prepare Hold/Sell Analysis to determine optimal exit timing and to derive execution strategies to maximize value.
Analysis of potential disposition strategies from the mindset of the buyer.
Prepare materials for brokers including ARGUS models and management of due diligence materials.
Prepare responses to inquiries from brokers and potential buyers during disposition process.
Other
Perform ad-hoc analyses and prepare reports based on internal and external inquiries.
Perform ad-hoc analyses to assist other departments as necessary.
The Qualifiers:
Bachelor’s degree in real estate, finance, economics or other business discipline
4+ years in analyst role within the Commercial Real Estate field
Advanced Excel capabilities (building and proofing financial models)
Argus Enterprise experience
A general understanding of commercial real estate terms and investment principles
Excellent written and oral communication skills
Strong organizational and administrative skills with a keen attention to detail
Motivated and results-driven with strong work ethic
