Commercial Property Manager Job in Las Vegas NVI am seeking an experienced Property Manager for one of my top clients based in Las Vegas, NV. In this role you will be responsible for handling all tenant relations, property maintenance oversight, and fiscal management of their assigned properties.This includes all necessary services to maintain and enhance the value, the operating efficiency, and the physical appearance of the properties under their direction. This also includes fulfilling the contractual manager obligations under the property management agreement of each commercial real estate portfolio as assigned. Property Managers are expected to exhibit exceptional customer service when communicating with tenants, prospective tenants, clients, co-workers, and vendors and follow and uphold all compliance regulations as required for this role.

Primary ResponsibilitiesEnsures compliance with property management policies and procedures, codes, regulations, and governmental agency directives.Provide exceptional customer service both internally and externally.Provide professionally written correspondence and verbal communications.Reads, understands, and follows property management agreements between property ownership, the management company, and the tenant.Abides by all company policies and procedures.Tenant RelationsPromote positive relationships with owners and tenants.Handle and responsible for transition of new and terminating tenants.Perform all lease administration duties.Abstract all leases and lease amendments in an accurate and timely manner.Maintain lease and vendor service agreement files.Responds to after-hour emergency calls.Property Maintenance ManagementManage vendors to address tenant and owner concerns and maintain property in Class A condition.Conduct regular property visits; property inspections per month with inspection form completed for each of these inspections.Ensure all vacant units are timely brought to rent-ready condition.Manage Capital Improvement, Property, and Tenant Improvement projects.Establish annual Capital Improvement property plan, make recommendations.Set scope of work, obtain competitive bids, administer contracted services.Fiscal ManagementPerform appropriate collection duties to ensure timely and full payments from tenants.Coordinate default proceedings and submission to collection agency.Attain comparative bids for property and tenant improvements.Obtain authorization prior to awarding contract bids for property and tenant improvements.Manage monthly property expenses according to the approved budget.Reconciliation of CAM’s.Prepare annual budgets, monthly reports and other property required reporting.Education and Work ExperienceMust have a current Nevada Real Estate License and Property Management Permit.Must have current Nevada Driver’s License.A minimum of 5 years of experience in commercial property management or real estate industry.At least 3 years’ experience as a Commercial Property Manager.College degree a plus.Comprehensive knowledge of all commercial property management related duties.Knowledge of leases, lease terms and requirements.Knowledge of vendor service agreements.Superior written and verbal communication skills.Systems knowledgeMicrosoft Office Suite – Intermediate level (Word, Excel)Yardi Voyager experience preferred.Google Suite (Gmail, Dropbox, Google drives)If you feel that you possess the requisite skills to perform this job with excellence, please respond to this post with your resume as I will want to speak with you ASAP.My client is extremely motivated to move quickly for the right individual.I look forward to hearing from you!Thank you.
