Job Description - Associate Director of Physical Plant Operations (24000001ML)Associate Director of Physical Plant Operations - 24000001MLThe Physical Plant Administration at the University of Tennessee at Martin is accepting applications for an Associate Director position. This position is responsible for the budget and daily operations of the Building Services’ and HVAC departments full-time employees as well as student employees. Responsibilities include carpentry, painting, electrical services, plumbing, lock and key services, HVAC, and the steam plant. This position provides leadership and ensures cooperation among trades associated with Building Services and HVAC, as well as implementing campus maintenance projects. The associate director will also serve as Director of Physical Plant Operations in the director's absence.Position Responsibilities

Responsibilities include but are not limited to:Coordinate maintenance for academic and auxiliary enterprise facilities in the areas of painting, plumbing, electrical, carpentry, lock services, and HVAC/steam plant.Review daily routine maintenance efforts and schedule preventive maintenance.Plan and prepare bid documents for local construction projects on campus.Manage the Building Services and HVAC budgets, ensuring funds are used for their designated purposes and spent on the highest priority needs relative to the university's mission.Review and approve invoices in IRIS.Review plans, specifications, and submittals associated with capital projects.Represent the university on construction projects.Work with Building Services and HVAC foremen in the employment process of new hires.Review job performance periodically of all employees in this area of responsibility.Collaborate with various campus departments in the planning, estimating, design, and construction of minor remodeling and renovation projects.Inspect campus maintenance needs.Minimum Qualifications

Bachelor of Science in Engineering or Engineering Technology.10 years of experience in broad-based construction activities, including knowledge of contracts, specifications, construction drawings, and fundamental knowledge of all safety and building codes.Knowledge of architectural and engineering designs.Knowledge of building construction contract documents, HVAC systems, maintenance trades, and general office operations.Ability to communicate effectively with employees, peers, contractors, architects, and vendors.Ability to multi-task between areas of responsibility.Experience with the State Fire Marshal’s office and Association of Physical Plant Administrators.Preferred Knowledge, Skills, and Abilities
