Senior Data Center Facilities / Property Manager - Los Angeles, CA
We are looking for an experienced Senior Data Center Facility Manager to support multiple critical facilities operations environments. The Sr Data Center Manager will be responsible for oversight of managing the operation and maintenance of the critical facility / physical infrastructure systems in accordance with the building's policies and procedures. The Data Center operates 7x24x365. The senior facility manager will manage the local relationship with the customer. Responsibilities:
Oversight of routine and emergency service on a variety of state-of-the-art critical systems such as: medium voltage switchgear, diesel generators, UPS systems, power distribution equipment, chillers, cooling towers, computer room air handlers, fire detection/suppression, building monitoring systems, etc. Supervise the on-site management of sub-contractors and vendors, ensuring that all CAPEX and OPEX work is performed according to established practices and procedures; schedule and facilitate maintenance, repairs, and changes with vendors and customers. Manage critical facilities property development projects through: design, proposal, selection, mobilization, build, and close-out stages. Maintain a strong relationship with the Asset Manager and Engineering team to ensure that all corporate objectives are being met. Oversee selection and performance of vendor services as they relate to engineering, including preparation of RFPs (requests for proposal) and SLAs (service level agreements). Track and monitor vendor performance against SLAs. Establish performance benchmarks, conduct analyses, and prepare reports on all aspects of the critical facility operations and maintenance. Assist in the preparation of annual budgets and forecasts. Assist in coordinating leasing efforts; support and track planning, budgeting, and control of operating expenditures. Manage local client relationships and act as the point of contact for the company and for vendors at this site; respond to customer requests and needs; coordinate efforts with Property Management and Engineering team to resolve issues. Work with IT managers and other business leaders to coordinate projects, manage capacity, manage building loads, and optimize plant safety, performance, reliability, and efficiency. Perform property inspections on a regular basis; make recommendations to maintain and enhance the assigned building's critical facilities portfolio. Oversee creation, utilization, and administration of MOPs and SOPs for all work on critical facilities/data center facility equipment. Oversee work activities within specified change control/management protocol. Maintain a constant state of readiness in support of the mission goal of 99.999% uptime. Point of contact and provide expertise for utility capacity and billings. Qualifications:
BA/BS degree a plus; EE, ME would be great to have, but not required. 10-20+ years of data center/critical facility operations and maintenance experience. 5+ years of experience supervising or managing a technical staff (Critical facilities technicians). Manage data center build and expansion projects; tracking budgets, resources, scheduling, etc. Experience with structured cabling, racks, enclosures, etc. Light experience/knowledge of IT infrastructure within the data center. Progressed in a mission-critical facilities operations role to a chief/critical facilities manager. Solid understanding of critical electrical and mechanical/HVAC equipment (UPS, Generators, Switchgears, PDU's, CRAC Units, Chillers, etc.). Comprehension of electrical and cooling infrastructure within a controlled environment. Controls and Monitoring experience: Modbus, BACnet, and SNMP. Inventory tracking, monitoring experience: CMMS (Computerized Maintenance Management Systems), DCIM (Data Center Infrastructure Management), and power metering systems. Experience with identifying and implementing process improvements (SOPs and MOPs). Previous experience working with the Customer a plus. Strong verbal and written communication skills; strong attention to detail; self-starter. Ability to articulate complicated technical issues at an executive level. Solid analysis skills: comprehend and interpret complex business documents. Budget management and expense analysis experience including utility billing; tracking PUEs, etc. Experience in Microsoft Office - Teams, Outlook, PowerPoint, and Excel (extremely important).
